Job Description

Position Overview We are seeking an experienced, hands-on Maintenance Supervisor / Service Manager to lead all maintenance operations and preserve the exceptional resident experience expected within one of our local apartment communities. This role is responsible for ensuring the property remains safe, well-maintained, operational, and visually outstanding 24 hours a day, 7 days a week. The ideal candidate is a proactive leader who thrives in a fast-paced environment, takes pride in delivering high-quality work, and understands the importance of urgency, communication, preventative maintenance, and team development. Reporting to the Community Director, this role partners closely with Community Leadership and supporting maintenance resources to prioritize operational needs, maintain property standards, and deliver an outstanding resident experience through proactive communication, accountability, and service excellence.
Schedule:
Monday through Friday, 8:00 AM - 5:00 PM (with a one-hour lunch) Additional flexibility may be required based on business needs, emergencies, seasonal projects, and participation in an on-call rotation. What's in it for Me?

What You'll Do Leadership & Team Management Lead, coach, train, and support maintenance team members to ensure operational excellence and accountability. Establish performance expectations and maintain high standards of service and professionalism. Coordinate work schedules, assignments, and on-call coverage. Conduct regular safety meetings, technical training, and skill development sessions. Promote a culture of teamwork, ownership, and resident-first service. Maintenance Operations Oversee and perform maintenance service requests, ensuring completion within company response time expectations. Diagnose and repair HVAC systems, appliances, plumbing, electrical, carpentry, and general building systems. Ensure apartment turns are completed on schedule and meet quality standards for move-ins. Implement and maintain preventative maintenance programs and inspection schedules. Coordinate and oversee vendor and contract work, ensuring quality execution prior to invoice approval. Monitor inventory, equipment, and supply levels while maintaining cost controls. Property Appearance & Asset Preservation Maintain exceptional curb appeal and ensure community amenities remain fully operational and presentation ready. Oversee upkeep of pools, fitness spaces, common areas, grounds, mechanical spaces, and building exteriors. Ensure maintenance shop areas remain organized, clean, and compliant. Budget & Compliance Partner with Community Management to maintain budget adherence through efficient labor planning and purchasing decisions. Identify opportunities for operational improvements and cost savings. Maintain OSHA compliance and ensure proper handling of SDS documentation and safety procedures. Ensure proper use of PPE and adherence to company safety policies. Report safety concerns, property damage, and operational risks immediately. What You'll Need to Succeed Minimum 3+ years of maintenance leadership or supervisory experience , preferably in multifamily, luxury residential, hospitality, or commercial environments.
Strong working knowledge of:
HVAC systems, Appliance repair, Plumbing, Electrical systems, General building maintenance Experience managing vendors, budgets, inventory, and preventative maintenance programs. Ability to prioritize competing demands and respond effectively in a fast-paced environment. Strong communication and customer service skills. Ability to lead by example and develop high-performing teams. Proficiency with property management and maintenance software is preferred. Certifications Preferred CPO (Certified Pool Operator) Certification EPA Certification (Type II or Universal preferred) HVAC Certification preferred OSHA safety training preferred Physical Requirements Frequently lift and carry up to 50 pounds; occasionally lift up to 80 pounds Push and pull loaded appliance equipment up to 200 pounds Ability to climb stairs, bend, kneel, crouch, reach overhead, and work at varying heights Ability to work indoors and outdoors year-round in varying weather conditions Additional Requirements High School Diploma or GED required Valid driver's license required Reliable transportation required Ability to participate in rotating on-call schedules Flexibility to support business and operational needs Professional Standards VennPoint Communities is committed to maintaining the highest professional standards across all communities.
