Take Ownership of a Brand-New Class A Property Iconik Bixby is a brand-new, 132-unit Class A apartment and mixed-use community in the heart of Bixby. We are looking for an experienced Maintenance Supervisor who takes pride in doing things the right way and wants to work at a property that reflects the quality of their work. This is a hands-on leadership position dedicated to one community. You will take ownership of the property's day-to-day maintenance, preventative maintenance, apartment turns, vendor coordination, and emergency response. Why This Position Stands Out Work at one brand-new Class A community Modern apartments, building systems, and resort-style amenities Opportunity to establish the property's maintenance standards Competitive pay based on experience and technical ability Health, dental, and vision insurance Paid time off Employee discount Opportunity to grow with a locally led, expanding multifamily company What You Will OWN Complete resident service requests promptly, professionally, and correctly Diagnose and repair HVAC, plumbing, electrical, appliances, locks, and other building systems Oversee apartment turns and ensure units are completed on schedule and to Class A standards Create and maintain a strong preventative maintenance programInspect apartments, common areas, amenities, grounds, and building systems for maintenance or safety concerns Identify problems early and take action before they become larger repairs Coordinate contractors, vendors, and warranty-related repairs when appropriate Maintain an organized inventory of tools, parts, and supplies Keep accurate records of work orders, inspections, preventative maintenance, and completed repairs Communicate professionally with residents, vendors, and the property management teamParticipate in the after-hours emergency on-call rotation What We Are Looking For At least two years of multifamily or comparable property maintenance experience Strong HVAC diagnostic and repair experience Strong appliance repair experience Working knowledge of plumbing, electrical, appliances, carpentry, and general building maintenance EPA 608 certification strongly preferred Pool maintenance or CPO certification is a plus Ability to locate and operate the property's main water, gas, and electrical shutoffs Strong judgment and the ability to work independently Professional communication and customer-service skills Reliable transportation and a basic set of personal tools Consistent safety habits and an organized approach to work Ability to cover after-hours on-call Ability to successfully complete a background check Live on site - preferred, but not mandatory.
