Job Description

We are seeking a dependable, hands-on Maintenance Director to oversee the maintenance, safety, cleanliness, and overall upkeep of a senior living community. This is an excellent opportunity for a skilled maintenance professional who enjoys problem-solving, working with their hands, leading a team, and taking pride in creating a safe, comfortable, and well-maintained environment for residents and staff. Position Summary The Maintenance Director is responsible for the maintenance and upkeep of the community's interior and exterior, including resident suites, common areas, equipment, grounds, and building systems. This position responds to maintenance requests, performs preventative and corrective repairs, coordinates vendors, manages supplies, and supervises maintenance and housekeeping personnel. The ideal candidate is organized, resourceful, safety-minded, and comfortable handling a wide variety of maintenance needs. Key Responsibilities Perform routine and emergency repairs throughout the building, resident suites, grounds, and common areas. Troubleshoot and repair plumbing issues, including toilets, drains, sinks, leaks, and fixtures. Maintain and replace filters and perform basic maintenance on HVAC systems, washers, dryers, exhaust fans, and other equipment. Repair doors, windows, screens, shades, blinds, locks, hinges, and related hardware. Maintain and repair kitchen appliances, laundry equipment, floor machines, ice machines, lawn equipment, and other building equipment. Perform basic electrical maintenance, including replacing bulbs, outlets, switches, batteries, and other components as appropriate. Install and repair handrails, grab bars, shower fixtures, shelving, furniture, and other equipment. Perform painting, patching, carpentry, and general construction projects as needed. Maintain and repair roofing, gutters, drainage systems, sprinkler components, and exterior fixtures. Maintain grounds, outdoor furniture, landscaping-related equipment, and exterior areas. Oversee snow and ice removal from walkways and parking areas as needed. Conduct routine inspections to identify maintenance, safety, and repair needs. Maintain an organized workshop, tool room, equipment inventory, and supply of replacement parts. Establish and maintain relationships with outside vendors and service providers. Respond to emergency maintenance calls and provide on-call support as needed. Schedule and oversee required fire drills and other safety-related activities. Ensure work areas are cleaned and equipment is tested after repairs are completed. Supervise, schedule, train, and support maintenance and housekeeping team members. Assist with interviewing and hiring departmental staff. Monitor staffing needs, timekeeping, performance, and employee evaluations. Monitor departmental expenses and maintain supplies within established budgets. Ensure housekeeping and laundry practices follow appropriate sanitation and infection-control standards. Train staff on proper cleaning procedures, equipment use, chemical handling, and workplace safety. Conduct inspections to ensure assigned areas are clean, sanitary, and properly maintained. Complete invoices, receipts, incident reports, and other required documentation accurately and timely. Attend departmental, staff, safety, and training meetings. Serve as a backup for maintenance and housekeeping staff when needed. Maintain confidentiality of resident and community information. Prioritize safety and work within the limits of your training, knowledge, and experience. Qualifications High school diploma or GED preferred. At least one year of related maintenance experience preferred. Strong hands-on mechanical and troubleshooting skills. Working knowledge of plumbing, electrical systems, HVAC equipment, appliances, alarm systems, and general building maintenance. Ability to safely use common hand and power tools and maintenance equipment. Ability to read and interpret specifications, safety rules, operating instructions, maintenance instructions, and other written materials. Strong communication and interpersonal skills. Ability to understand and follow written and verbal instructions. Ability to work independently while effectively supervising and collaborating with others. Strong organizational and problem-solving skills. Valid driver's license and clean driving record required. Experience in senior living, healthcare, hospitality, commercial property, facilities management, or a similar environment is a plus. Pay:
$65,000.00 - $69,000.00 per year
