Full-Time We are looking for an experienced Vacancy Manager to join our property management team. This is a leadership position for someone with a strong background in property maintenance, turns, and residential property management who can take ownership of the vacancy process while providing direction and support to our maintenance team. The ideal candidate will have at least 5 years of property management and maintenance experience, strong organizational skills, excellent communication, and the ability to manage multiple priorities in a fast-paced environment. Key Responsibilities Oversee the day-to-day vacancy and turnover process from move-out through completion and readiness for the next resident. Lead and oversee a team of three maintenance team members, providing direction, accountability, and support. Coordinate and prioritize maintenance work orders, property turns, repairs, and vacancy-related projects. Manage dispatching and scheduling of maintenance personnel and vendors. Review vacancies and turns to ensure work is completed accurately, efficiently, and within expected timelines. Coordinate with property managers, maintenance technicians, vendors, and other team members to keep properties moving through the turnover process. Identify maintenance needs and determine appropriate scheduling and prioritization. Monitor the progress of turns and vacancies and communicate delays, concerns, or additional needs. Help ensure properties are properly maintained and rent-ready before new tenants move in. Assist with estimating, prioritizing, and coordinating repair and turnover needs. Ensure maintenance team members have clear expectations, schedules, and daily priorities. Provide leadership, coaching, and accountability to the maintenance team. Maintain accurate records and follow company procedures for work orders, vacancies, and maintenance activities. Help identify opportunities to improve efficiency, communication, scheduling, and overall maintenance operations. Qualifications Minimum 5 years of property management and/or residential maintenance experience. Strong understanding of property turns, maintenance, work orders, and vacancy preparation. Previous experience coordinating or supervising a maintenance team preferred. Strong knowledge of residential rental property maintenance. Excellent organizational and time-management skills. Ability to prioritize multiple properties, work orders, and deadlines. Strong communication and problem-solving skills. Comfortable working in a fast-paced environment and making decisions independently. Proficient with computers and property management software. Must be dependable, organized, and able to hold yourself and others accountable.
