You'll also remotely oversee our Malibu property (coordinating local vendors, verifying work completion, and keeping it operating smoothly from afar). The owner is based out-of-state and requires a trusted local presence to handle in-person inspections, quality control, maintenance coordination, and urgent guest issues as they arise. This person will be managing 1-2 people focused on guest messaging as well, ensuring that everything that needs to get done does get done each day/week/month/year. This person will step in when other team members need help, for instance with guest messaging. This person must deeply understand homes (electrical, plumbing, HVAC, appliances, smart systems, renovations, landscaping) and be just as comfortable tightening a valve or troubleshooting a Wi-Fi issue as they are managing vendors, inspecting cleanings, and keeping detailed digital records. All work should be tracked and managed in Asana. As manager, candidate is responsible for making sure all tasks get completed by them and others on time and on-budget. Since this is Airbnb, things come up on nights, weekends, and holidays, so applicant should have some flexibility to answer when there are issues that need to be addressed urgently. Please note, we are not accepting applicants with full-time jobs. Candidates with a background in Airbnb management or property management preferred, but work ethic, ability to learn on the job, and attitude are most important. Responsibilities Oversee all property maintenance, repairs, and preventive schedules Source, vet, and supervise contractors and vendors; hold them accountable for quality and timelines Perform or sometimes supervise light handy work and troubleshoot home systems (appliances, HVAC, smart tech, etc.) Inspect properties after cleans and before guest arrivals to ensure 5-star readiness Manage turnovers and restocking with cleaners and assistants Track and document all work, issues, and projects in Asana Maintain inventories, purchase supplies, and manage budgets efficiently Communicate with guests or Airbnb when urgent issues arise Anticipate problems and create systems to prevent them Provide weekly operational reports to the owner Qualifications 3+ years of hands-on property, facilities, or maintenance management experience 3+ years of operations management experience Strong working knowledge of residential systems (plumbing, electrical, HVAC, appliances, smart tech) Proven ability to manage vendors, cleaners, and assistants Exceptionally organized, detail-oriented, and accountable Comfortable using technology and project-management tools (Asana, Google Workspace, etc.) Positive, solutions-oriented attitude; calm under pressure Must have reliable transportation and be based in the Raleigh-Durham area Availability for after-hours emergencies

Work Location:

Some of the work can be done remotely, but candidate will need to go to NC properties so they will need a car and be located in the Raleigh-Durham area. Schedule & Pay Ideally on call 24/7 for emergencies but no set hours. Expect roughly 10-30 hours per week Normal work hours are M-F, 8am-7pm. After Hours is 7pm-8am. Pay is $25/hour including drive time between properties, and $30/hours for "after hours" work.
