About the Role We are looking for a Maintenance Manager to oversee maintenance operations and property turnovers for our portfolio of single-family rental homes in the Knoxville area. In this role, you will coordinate a team of trusted vendors to complete repairs and make-ready work, ensuring every job is scoped correctly, scheduled promptly, completed to standard, and documented accurately. You will be the point of contact between residents, owners, vendors, and our office team regarding all maintenance matters. This is a coordination and management role, not a hands-on repair position. Success comes from strong organization, clear communication, being tech savvy, and a solid understanding of what it takes to get a home rent-ready. Key Responsibilities Receive, prioritize, and manage incoming maintenance work orders in our property management software Assign work to vendors and contractors with clear, complete instructions on scope, access, timeline, and expectations Manage the property turnover process from move-out to rent-ready: build the make-ready scope, line up vendors, track progress, and confirm completion Obtain and compare vendor bids and track repair costs Review completed work through photos, vendor reports, and periodic on-site checks to verify quality Track EPA lead-safe (RRP) paperwork and compliance for all work performed on pre-1978 homes Coordinate emergency and after-hours maintenance response through the vendor network Recruit, onboard, and maintain relationships with a reliable bench of local vendors Keep residents, owners, and the office team updated on repair and turnover status Maintain accurate records, photos, invoices, and notes for every work order Help develop and follow maintenance policies, vendor standards, and turnover checklists Requirements 2+ years of experience in property management, maintenance coordination, construction/project coordination, or a similar role Solid understanding of what a rental property needs to be rent-ready (cleaning, paint, flooring, repairs, safety items, etc.) General knowledge of home systems (HVAC, plumbing, electrical, appliances) sufficient to triage issues and communicate scope to vendors Tech savvy; comfortable working in maintenance/work order software, using a smartphone for documentation, and learning new tools quickly Highly organized with strong time management; able to manage many open work orders and turnovers at once Gives clear, direct, and professional instructions to vendors and follows through on them Strong written and verbal communication with residents, owners, and vendors Valid driver's license and reliable transportation for periodic property visits in the Knoxville area License & Certification Requirements EPA Lead-Safe (RRP) Certification required at time of hire, or willingness to obtain certification within the first 30 days on the job Tennessee Real Estate License is not required for this position Work Schedule Full-time, Monday-Friday, 8:30 AM - 5:30 PM with a break for lunch Serves as after-hours emergency contact for coordinating urgent maintenance needs Compensation Starting at $45,000 per year, depending on experience Performance-based bonus
