We are looking for an experienced Lead Maintenance Technician to lead our maintenance team and ensure our apartment community remains safe, attractive, and well-maintained. What You'll Do Lead, train, schedule, and support the maintenance team. Oversee daily maintenance operations, repairs, and vendor projects. Assist with HVAC, electrical, plumbing, appliance, carpentry, drywall, pool, and building repairs. Manage service requests, apartment make-readies, inspections, and preventative maintenance. Maintain inventory, order supplies, and oversee maintenance invoices. Assist with budgets and control maintenance, repair, and utility expenses. Ensure excellent resident service and timely response to maintenance requests. Coach employees, manage schedules, and help control overtime costs. Participate in an on-call rotation and assist other communities as needed. Promote a safe, professional, and positive work environment. What We're Looking For High school diploma/GED or equivalent experience. EPA/Freon Certification (Type I & II or Universal) required. 4-6 years of related maintenance experience preferred. 2 years of supervisory experience preferred. Strong knowledge of apartment or building maintenance systems. Excellent leadership, communication, and problem-solving skills. Basic computer and email skills. Ability to work effectively with residents, vendors, and team members. Physical & Work Requirements Ability to walk, climb, stoop, kneel, crawl, and work indoors and outdoors. Ability to regularly lift 25+ pounds and occasionally lift more than 100 pounds. Ability to work around mechanical equipment, chemicals, electrical systems, and varying weather conditions.
