Full-Time About the Role We are seeking an experienced Facilities, Security & Maintenance Manager to lead the maintenance, reliability, facility operations, and physical security functions at our Rowlett manufacturing facility. This hands-on leadership role is responsible for ensuring our buildings, production equipment, utilities, infrastructure, and security systems operate safely, reliably, and efficiently. The ideal candidate brings strong technical expertise in electrical systems, controls, hydraulics, pneumatics, mechanical machinery, and industrial maintenance, along with the leadership skills needed to develop a high-performing maintenance team. Experience with Amada fabrication equipment and Gema powder coating systems is highly preferred. Key Responsibilities Facilities Management Oversee the maintenance, repair, and operation of company buildings, grounds, and infrastructure. Develop and implement preventive and predictive maintenance programs. Manage HVAC, lighting, plumbing, compressed air, electrical distribution, and other facility systems. Coordinate facility upgrades, renovations, equipment installations, and capital improvement projects. Ensure compliance with applicable building regulations and safety requirements. Security & Emergency Preparedness Manage physical security systems, including access control, alarms, surveillance cameras, and visitor management. Develop and maintain facility security policies and emergency response procedures. Conduct security assessments and implement corrective actions. Coordinate with security providers, contractors, and local emergency response agencies. Lead investigations of facility security incidents and recommend improvements. Maintenance & Equipment Reliability Direct daily maintenance operations for production equipment, machinery, and facility systems. Troubleshoot and repair electrical, hydraulic, pneumatic, and mechanical equipment. Manage preventive maintenance schedules and maintenance documentation. Maintain spare-parts inventory and oversee maintenance-related budgets. Proactively reduce equipment downtime through effective maintenance planning and rapid response to equipment failures. Coordinate equipment installation, relocation, commissioning, and start-up activities. Leadership & Team Development Supervise, train, and develop maintenance technicians and facility personnel. Establish performance expectations and provide coaching and mentorship. Build a culture centered on safety, accountability, continuous improvement, and teamwork. Manage contractors and vendors to ensure quality work and adherence to company standards. Collaborate with Operations, Engineering, Quality, and Safety teams. Safety & Compliance Ensure compliance with OSHA and applicable safety regulations. Lead facility safety inspections and corrective-action programs. Support safety training initiatives and promote a safe working environment. Maintain maintenance records, permits, inspections, and compliance documentation. Participate in root-cause analysis and corrective actions related to equipment and safety incidents. Required Qualifications Associate degree, technical certification, or equivalent experience in Industrial Maintenance, Electrical Technology, Mechanical Systems, Engineering Technology, or a related field. 5-10 years of industrial maintenance and facilities management experience. 3-5 years of leadership or supervisory experience.
Strong knowledge of:
Electrical systems and troubleshooting Electrical controls and PLC systems Hydraulic systems Mechanical machinery and equipment Pneumatic systems Industrial facility infrastructure Ability to read and interpret electrical, hydraulic, and mechanical schematics. Strong troubleshooting, problem-solving, organizational, communication, and leadership skills. Experience using a CMMS or maintenance management system. Preferred Qualifications Experience with Amada fabrication equipment, including lasers, press brakes, punch presses, or automation systems. Experience with Gema powder coating equipment and finishing systems. PLC programming and industrial automation experience. Welding and fabrication experience. Project management experience involving facility improvements and equipment installations. OSHA 30, Certified Maintenance Manager (CMM), or similar certification. Lean Manufacturing, Six Sigma, or Continuous Improvement experience. Physical & Work Environment Requirements Ability to work in a manufacturing and industrial environment. Ability to periodically lift up to 50 pounds. Ability to stand, walk, climb ladders, and work around operating machinery. Ability to respond to maintenance emergencies outside of normal working hours when required.
