Monday-Friday, with rotating after-hours/weekend emergency coverage Job Overview We are seeking a reliable, experienced, and hands-on Maintenance Technician / Property Maintenance Specialist to support our growing residential property portfolio in Bryan-College Station. This position is responsible for completing and coordinating maintenance requests, conducting property inspections, assisting with make-readies, troubleshooting property issues, communicating with residents and vendors, and ensuring work orders are properly documented and completed. We are looking for someone who can work independently, manage multiple priorities, communicate professionally, and take ownership of assigned maintenance from initial inspection through completion. Key Responsibilities Review, assign, update, and complete maintenance work orders in AppFolio Inspect reported maintenance issues and determine the appropriate repair or next step Perform routine maintenance and minor repairs including basic: Plumbing Electrical HVAC troubleshooting Appliance issues Drywall and paint touch-ups Doors, locks, hardware, and fixtures General property repairs Communicate with residents regarding scheduling, access, repairs, and maintenance status Add detailed work-order notes documenting inspections, diagnoses, repairs, vendor visits, resident communication, and next steps Close completed work orders promptly and maintain accurate records Coordinate licensed vendors and contractors when repairs require specialized services Obtain bids and estimates for repairs when needed Conduct routine, preventive, move-in, move-out, and property-condition inspections Assist management with identifying property damage, safety concerns, deferred maintenance, and needed repairs Oversee and assist with make-ready and turnover projects Complete punch-list items before new resident move-ins Verify vendor work has been completed correctly before closing out projects Assist with installation and removal of property signs, lockboxes, keys, and access devices Maintain basic maintenance tools, supplies, equipment, and inventory Assist with preventive maintenance programs for HVAC, plumbing, electrical, roofing, and other building systems Help identify repairs that may qualify for builder, manufacturer, appliance, or equipment warranties Coordinate warranty repairs when applicable Assist with property improvement projects and renovations Respond to urgent maintenance situations and participate in the company's rotating after-hours emergency on-call schedule Provide management with clear updates regarding outstanding maintenance, vendor delays, major repairs, and resident concerns Assist with other property and facilities-related projects as assigned The company's existing position description also includes warranty tracking and coordination for appliances, HVAC, roofing, plumbing, electrical, and other building components. Qualifications High school diploma or equivalent required 2+ years of residential property maintenance, apartment maintenance, facilities maintenance, construction, or similar experience preferred Working knowledge of basic plumbing, electrical, HVAC, appliances, and general building maintenance Previous experience with rental properties, apartments, student housing, or single-family rental homes preferred Experience coordinating vendors or contractors preferred AppFolio or other property-management software experience is a plus Valid driver's license and reliable transportation required Ability to travel throughout Bryan and College Station during the workday Ability to safely lift and carry maintenance equipment and supplies Ability to work indoors and outdoors in varying Texas weather conditions Schedule Full-Time — Monday through Friday The position also participates in a rotating emergency on-call schedule, which may require occasional evening or weekend response. This is consistent with the current role's requirement for occasional after-hours emergency maintenance.
