Job Description
Job Overview We are seeking a dynamic and highly skilled Maintenance Manager to lead our maintenance team and sub-contractors in ensuring the optimal operation, safety and integrity of the maintenance department. This role is vital in managing maintenance repair procedures, supervising maintenance staff, and implementing proactive strategies to minimize downtime off units. The ideal candidate will demonstrate strong leadership, comprehensive technical expertise, and a passion for maintaining high standards of safety and efficiency across all managed residential and commercial units. Responsibilities Lead and manage the maintenance team and sub-contractors, overseeing daily operations, scheduling, and performance evaluations to ensure high productivity and morale. Develop and implement scheduling of maintenance requests, make ready's, preventive maintenance programs for mixed portfolio of residential homes, apartments and commercial buildings. Troubleshoot maintenance issues to determine best way to solve that particular problem. Ensure compliance with safety regulations such as OSHA standards by conducting regular safety audits, training sessions, and maintaining detailed safety documentation. Manage projects related to unit upgrades or repairs by coordinating with contractors, scheduling work phases, and monitoring progress to meet deadlines. Maintain detailed records of maintenance activities, equipment history, and inventory; oversee procurement of parts and supplies needed for ongoing maintenance tasks. Enforce strict adherence to maintenance repair procedures while promoting a culture of continuous improvement in safety practices and operational efficiency. Experience Proven management experience supervising maintenance type work. Extensive knowledge of mechanical systems repair—including HVAC systems—and electrical troubleshooting involving high voltage and low voltage circuits. Hands on experience of subcontractor type work such as painting, sheetrock, flooring, minor electrical and plumbing. Proficiency in Microsoft Office applications for reporting, documentation, and communication purposes. Demonstrated ability in project management—planning, executing, monitoring projects related to facilities maintenance management. Experience with Yardi Maintenance IQ a plus Strong leadership skills with the ability to motivate teams while managing multiple priorities effectively in fast-paced environments.
