The ideal candidate is hands-on, organized, safety-focused, and experienced in apartment maintenance, HVAC systems, and team leadership. This position is responsible for ensuring the overall maintenance, curb appeal, safety, and operational efficiency of the property while providing excellent resident service. The Maintenance Lead will work closely with Property Management and supervise daily maintenance activities, unit turns, preventative maintenance, vendor coordination, and capital improvement projects. Responsibilities Supervise and lead maintenance staff and vendors Manage apartment turns (make-readies) and renovation projects Coordinate and oversee preventative maintenance programs Troubleshoot and repair HVAC, electrical, plumbing, and appliance issues Ensure all work orders are completed accurately and timely Perform inspections of buildings, grounds, and common areas Maintain property appearance and safety standards Monitor inventory, supplies, and maintenance budgets Schedule and manage contractor and vendor work Ensure compliance with OSHA and company safety standards Respond to emergency maintenance calls and participate in on-call rotation Assist Property Manager with project planning and operational improvements Minimum Qualifications /
