Available Help for . Maintenance Director The Maintenance Director is responsible for overseeing the maintenance, repair, safety, and overall physical condition of a facility. This position manages maintenance staff, coordinates preventive maintenance programs, responds to repair needs, and ensures that buildings, equipment, grounds, and mechanical systems are maintained in a safe and efficient manner. Key Responsibilities

Supervise, schedule, and evaluate maintenance and housekeeping personnel as applicable.

Oversee daily maintenance operations, repairs, inspections, and preventive maintenance activities.

Maintain building systems, including electrical, plumbing, HVAC, mechanical, fire safety, and other facility equipment.

Develop and maintain preventive maintenance schedules to reduce equipment failures and costly repairs.

Respond promptly to maintenance emergencies and ensure appropriate corrective action.

Inspect buildings, equipment, and grounds regularly to identify safety hazards and maintenance needs.

Coordinate outside contractors and vendors for specialized repairs, inspections, and services.

Obtain estimates, monitor work quality, and ensure projects are completed on time and within budget.

Maintain accurate records of maintenance activities, inspections, repairs, work orders, and equipment servicing.

Monitor maintenance supplies, tools, equipment, and inventory and order materials as needed.

Ensure compliance with applicable safety regulations, building codes, fire regulations, and organizational policies.

Maintain a safe, clean, and functional environment for residents, patients, employees, visitors, or customers.

Establish and monitor departmental budgets and control maintenance-related expenses.

Train staff on proper equipment operation, safety procedures, and maintenance practices.

Participate in facility improvement, renovation, and capital projects.

Communicate maintenance concerns and project updates to management and other departments.

Perform other duties as assigned.

Qualifications

High school diploma or equivalent required; technical certification or college coursework preferred.

Previous maintenance, facilities, or building operations experience.

Prior supervisory or management experience preferred.

Knowledge of electrical, plumbing, HVAC, mechanical, and general building maintenance.

Strong organizational, problem-solving, and communication skills.

Ability to prioritize multiple maintenance requests and respond effectively to emergencies.

Ability to work independently and lead a maintenance team.

Knowledge of workplace safety requirements and preventive maintenance practices.

Ability to work flexible hours, including evenings, weekends, or on-call shifts when necessary.

Physical Requirements

Ability to stand, walk, bend, kneel, climb, and work in various areas of a facility.

Ability to lift and carry maintenance materials and equipment as required.

Ability to work in indoor and outdoor environments and in varying temperatures.

Ability to safely use hand tools, power tools, and maintenance equipment.
