The Maintenance Manager ensures the maintenance of a safe, functional, and clean physical environment for the facility. Performs and oversees various tasks, such as painting, carpentry, plumbing, electrical, equipment maintenance, grounds work, and occasional janitorial duties. Performs all scheduled inspections, testing, drills, documents these and reports on them. Obtains quotes and oversees special projects as assigned. Is responsible for ensuring the physical plant meets all requirements for the state of Texas and federal regulatory bodies. Position Duties Performs minor and major repair of building, landscaping and equipment. (Major repairs are performed under the supervision of licensed maintenance contractors.) Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts. Cleans and inspects heating system; treats water with proper chemicals. Performs daily housekeeping duties as needed and directed. Replaces or contacts local contractor to replace broken windows; repairs doors, door locks and closets; installs window blinds. Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures. May repair electrical locks and control panels to maintain building security. Responds to emergency maintenance requests as required. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures. Maintains records of scheduled maintenance procedures. Performs outside custodial duties such as snow removal as required. May obtain estimates for supplies, repair parts; orders parts as needed. Performs all monthly, quarterly, semi-annual, and annual drills, checks, and record as needed to keep in compliance with state and federal guidelines for clinic. Qualifications To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Education and/or Experience High school diploma or general education degree (GED) and one year of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience. Good skill in the use of hand and power tools and a drivers license.
