The Maintenance Director is responsible for overseeing the maintenance, safety, and functionality of all physical facilities, grounds, and equipment within a nursing home. This role ensures compliance with local, state, and federal regulations and standards, manages a team of maintenance staff (if applicable), and addresses both routine and emergency maintenance issues. The Maintenance Director collaborates closely with other departments to provide a safe, comfortable, and well-maintained environment for residents and staff.
Essential Functions and Responsibilities:
Facility Maintenance and Repair Oversee and conduct maintenance, repairs, and preventative maintenance for the entire facility, including resident rooms, common areas, dining rooms, kitchen, laundry, and medical areas. Ensure all building systems (HVAC, plumbing, electrical, and safety systems) are in optimal working condition. Develop and implement maintenance schedules and routines for preventative maintenance and inspections. Maintain outside grounds so that evacuation routes are safe, debris and trash are disposed of appropriately, and outside grounds are maintained in a safe and compliant manner. Safety and Compliance Ensure compliance with all applicable safety, health, and environmental regulations, including OSHA, ADA, NFPA, Life Safety Code, and local fire codes. Conduct regular safety inspections and maintain records of inspections, drills, repairs, services, and work orders. Prepare for and participate in regulatory inspections, audits, and facility surveys, ensuring readiness and compliance. Emergency Preparedness Establish and maintain emergency protocols for facility safety, including response to power outages, weather-related emergencies (including evacuation), and equipment failures. Coordinate and participate in fire, disaster, and elopement drills to ensure all personnel and residents know proper procedures. Inventory Management Manage the annual maintenance budget, monitoring expenses to stay within financial guidelines. Oversee inventory management, including ordering supplies, managing contracts, and tracking maintenance-related equipment. Resident and Staff Interaction Communicate effectively with residents, staff, and family members to address maintenance-related concerns and resolve issues promptly. Respond to service requests in a timely and courteous manner, maintaining a high standard of resident/family satisfaction. Maintain a respectful and professional relationship with residents, staff, and family members at all times. Performs other duties as assigned, required, or requested.
Other Key Responsibilities:
Work closely with the nursing and housekeeping departments to ensure the facility's environment supports infection control prevention Ensure that all HVAC and plumbing systems are functioning to prevent issues like mold, moisture buildup, and bacteria growth Develop, implement, and monitor quality improvement initiatives in the maintenance department Regularly review maintenance procedures to improve efficiency, safety, and service quality Establish and maintain positive relationships with vendors and contractors, ensuring they meet service, quality, and safety expectations Ensure pathways, entrances, and outdoor spaces are safe and well-maintained Assess potential safety risks around the facility and implement measures to prevent accidents or hazards, reducing facility liability exposure
Qualifications and Skills:
High school diploma or GED required, vocational training in building maintenance or trade school preferred 3+ years of experience in facility maintenance, preferably in a healthcare or nursing home setting Certifications in HVAC, plumbing, or electrical work preferred Strong knowledge of building systems, including HVAC, plumbing, electrical, and safety protocols Ability to read and interpret technical documents such as blueprints and safety manuals Strong leadership, communication, and interpersonal skills Problem solving abilities, creative thinking, and a proactive approach to maintenance and safety Strong attention to detail Must be able to speak, read, write, and understand English Physical Requirements "Occasionally" equals approximately 1% to 33% of the workday, "frequently" equals approximately 34% to 66% of the workday, and "continuously" equals approximately 67% to 100% of the workday (typical full-time workday is 8 hours). 1)
