- setting daily priorities, inspecting work, coordinating vendors, and keeping the community safe, compliant, and looking its best. What You'll Do
- Lead the daily maintenance operation: prioritize open work orders, assign work, and set clear completion expectations each morning.
- Perform and oversee repairs across HVAC, plumbing, electrical, appliances, doors, locks, lighting, and general carpentry.
- Own the make-ready pipeline
- schedule, assign, and track unit turns to leasing timelines, with a punch list for every unit.
- Inspect completed work and make-readies for quality and code compliance before close-out or unit release.
- Coordinate and supervise vendors: confirm scope and access, verify quality, and flag invoices for Property Manager review.
- Keep maintenance records accurate and current in AppFolio, updating work orders the same day work is performed.
- Coordinate the on-call rotation and lead the team's response to after-hours emergencies such as leaks, outages, and HVAC failures.
- Enforce OSHA standards, EPA guidelines, and Texas Property Code habitability requirements; ensure proper PPE use and safe operation of tools, equipment, and vehicles.
- Manage labor and overtime to policy, and oversee preventative maintenance and regular property walks for curb appeal and safety. What You'll Bring
- Prior multifamily or facilities maintenance experience, including supervisory experience.
- Hands-on knowledge of HVAC, plumbing, electrical, and appliance repair; HVAC (EPA Section 608) certification preferred.
- Strong leadership skills
- the ability to direct, coach, and hold a team accountable.
- Organized and reliable with documentation and follow-up; sound judgment on prioritization, spend, and escalation.
- Familiarity with AppFolio or similar property management software.
- Professional, respectful communication with residents and vendors.
- High school diploma or equivalent required; trade certifications a plus.
- Valid Texas driver's license and reliable transportation. Work Environment
- Onsite role with an on-call rotation and occasional after-hours emergency response.
- Regularly walking the property and units, including stairs, indoors and outdoors in varying weather.
- Frequently lifting up to 50 lbs, and occasionally more with assistance.
- Regular use of hand and power tools and operation of a company or personal vehicle for property tasks. Compensation & Benefits
Pay:
Starting at $28/hourSchedule:
Monday-Friday, 8:30am-5:30pm, with emergency on-call rotation
