Job Description Our premier apartment community in Logan, Utah is looking for an experienced, motivated, and dependable Maintenance Technician Lead to join our team. As the Maintenance Technician Lead, you will oversee the day-to-day maintenance operations of the community while leading by example. You will be responsible for ensuring work orders are completed efficiently, apartments are turned to company standards, preventative maintenance is performed, and the property remains clean, safe, and well-maintained. You will also work closely with the Property Manager to prioritize projects, coordinate vendors, and maintain a high level of resident satisfaction. • Lead the daily maintenance operations of the community.
• Complete resident service requests promptly, professionally, and with exceptional customer service.
• Prioritize and assign work orders to ensure timely completion.
• Perform preventative maintenance on building systems, equipment, and amenities.
• Troubleshoot and repair plumbing, electrical, HVAC, appliances, doors, windows, locks, and other building components.
• Perform basic HVAC diagnostics and coordinate repairs when necessary.
• Prepare apartments for new residents, including repairs, painting, cleaning coordination, and quality inspections.
• Complete apartment turns within company timelines and quality standards.
• Maintain the pool, spa, and related equipment, including daily chemical testing and required documentation.
• Coordinate and oversee outside vendors and contractors as needed.
• Assist with snow removal, ice mitigation, landscaping support, and general property appearance.
• Participate in the rotating on-call schedule and respond to after-hours emergencies, weekends, and holidays as required.
• Maintain accurate work order documentation and inventory records using company software.
• Ensure all maintenance equipment and shop areas remain clean, organized, and safe.
• Follow all OSHA, company, and local safety regulations.
• Provide leadership, training, and support to maintenance team members.
• Assist the Property Manager with maintenance budgeting, supply ordering, and capital improvement projects.
• Perform other duties as assigned. Qualifications
• Minimum 3 years of apartment maintenance or related maintenance experience preferred.
• Previous leadership or supervisory experience preferred.
• Strong knowledge of plumbing, electrical, HVAC systems, appliance repair, drywall and painting, carpentry, and general building maintenance.
• HVAC certification preferred.
• Certified Pool Operator (CPO) certification preferred or willingness to obtain.
• Ability to diagnose maintenance issues and determine the most cost-effective repair solutions.
• Strong organizational and time management skills.
• Excellent communication and customer service skills.
• Ability to work independently while also leading a team.
• Basic computer and mobile device proficiency.
• Valid driver's license with reliable transportation.
• Ability to pass a background check.
• High School Diploma or GED required. Physical Requirements
• Frequently lift, carry, push, or pull up to 75 pounds.
• Ability to climb ladders, work on rooftops, and perform work at heights.
• Ability to kneel, crawl, bend, squat, and stand for extended periods.
• Work indoors and outdoors in varying weather conditions.
