09/27/2026 JOB SUMMARY The Area Supervisor
- Buildings supervises employees, and directs the activities of the carpenters, painters, locksmiths, millworks, flooring, general maintenance, and trades helpers throughout the district; manages construction related projects; ensures timely maintenance of critical equipment for district-owned facilities and/or properties, etc.
; ensures that work is completed according to specifications and in a safe and timely manner; is a subject matter expert that is a resource for others; and ensures the roles and responsibilities for each area of buildings are adapted as needed.
MINIMUM REQUIRED QUALIFICATIONS
All positions require selected candidates to be fingerprinted and successfully pass a criminal background check. Additional minimum required qualifications for this position are: 1. High school diploma, or equivalent 2. Three years' direct job-related experience working within a specialized building maintenance field (carpentry, painting, locksmith, millworks, flooring, or other building maintenance trades) 3. Three years' experience directly supervising employees working within a specialized building maintenance field 4. Intermediate computer skills using Microsoft Office Word, Outlook, PowerPoint and Excel 5. Valid Utah driver's license and evidence of insurability 6. Speak, read, write, present professionally, analyze, and interpret English written and verbal communications
PREFERRED QUALIFICATIONS

Experience in a K-12 education or public employment environment 2. Experience using work order systems to track submission and completion of work orders, manage employee workloads, and estimate needed materials, equipment, supplies, and inventory 3. Project management experience or certification 4. Formal technical training, apprenticeship, or associates degree in a related field 5. Eight or more years' experience working within a specialized building maintenance field 6. Experience interpreting and applying construction laws, codes, regulations, and policies
ESSENTIAL FUNCTIONS & RESPONSIBILITIES 1.
Oversee area functions, prioritize project deadlines, and ensure optimal utilization of assigned staff 2. Manage project schedules to appropriately align supervised trades and related staff availability to complete multiple projects simultaneously 2. Estimate needed materials and equipment for projects to successfully streamline and complete projects in a safe and timely manner 3. Coordinate with administration, other departments, other trades (grounds, plumbing, electrical, HVAC, etc.), and building administrators to complete projects and work orders effectively and efficiently 4. Request and schedule equipment and supplies to maintain appropriate inventory levels and ensure proper materials and equipment are available for scheduled projects 5. Oversee and inspect projects to ensure that projects are completed efficiently and according to required specifications and applicable regulatory requirements 6. Generate work orders to address safety issues, field repairs, software changes and other building maintenance needs 7. Supervise assigned staff (e.g., screening, interviewing, hiring coaching, determining workload, training, evaluating, approving time worked, managing performance, etc.) maintain adequate staffing, ensure accurate and timely completion of area objectives, and enhance staff productivity. 8. Prepare and maintain a variety of records (e.g., work orders, cost estimates, work schedules, invoices, purchasing records, inspection reports, etc.) to convey and track information and ensure compliance with policy, procedure, departmental practices and regulatory requirements 9. Respond to emergency situations during and after work hours at all district locations to manage and resolve immediate safety or building security concerns 10. Oversee a wide variety of work activities to ensure compliance with state, federal and county regulations 11. Demonstrate strong supervisory and project management skills; work under limited supervision, use time management and prioritization strategies, adapt to changing work priorities and work with frequent interruptions to meet deadlines and achieve area objectives 12. Develop and maintain strong working relationships, support a team environment, and collaborate with department and other work units to achieve area objectives and maintain services and programs 13. Show initiative and resourcefulness (anticipate needs, leverage available resources, etc.) gather and analyze information, identify and resolve complex issues, and develop alternative approaches and ideas to provide strategic solutions and develop alternative approaches 14. Participate in meetings, workshops, and seminars to coordinate project management activities, address concerns and gather information required to oversee area functions 15. Present information formally in meetings or informally to colleagues, contractors, and supervised staff to communicate information, expectations, gain feedback, ensure adherence to established practices, and achieve area objectives 15. Speak, read, write, analyze, understand, and follow written and verbal communications in English including using correct grammar and punctuation; listen to, and understand information and ideas presented verbally and in writing 16. Communicate effectively with diverse individuals and groups of people while maintaining confidentiality and building positive relationships with employees, colleagues, and stakeholders 17. Maintain regular and predictable attendance to fulfill job requirements efficiently and effectively 18. As needed, roll, push, pull. Bend, reach, stoop, and lift up to 50 pounds 19. Assist other staff as may be required and perform other related duties as assigned to ensure the efficient and effective function of the work unit
