Job Description

Our client, The Solomon Organization is currently seeking a Service Manager to join their growing organization. The position is based in Blacksburg, VA. The Solomon Organization The Solomon organization is a rapidly growing vertically integrated investment, management and development company specializing in multifamily real estate. Established in 1977 and headquartered in Summit, NJ the company currently owns and operates 60+ properties with approximately 21,000 residential units across 9 states. YOUR ROLE
The Service Manager manages and directs the property's service request and preventative maintenance programs including quality control, purchasing and supply management, budgeting, risk management, and personnel administration. Duties include, but are not limited to, the following: Manage work orders for resident requests and routine property maintenance, diagnosing and repairing issues per safety standards and codes. Inspect work by team members, contractors, and vendors to ensure compliance with quality standards and specifications. Maintain inventory of parts and materials; collaborate with Facilities Manager for budget-compliant ordering. Perform monthly Preventative Maintenance procedures and support cost-saving measures by repairing rather than replacing parts. Provide excellent customer service by responding promptly to resident concerns and completing work orders efficiently. Follow proper procedures for accessing and tracking materials and supplies and maintain accurate documentation of service requests. Adhere to safety protocols, participate in safety meetings and training, and report incidents as required. Requirements/Skills Required certifications as per state and local regulations. Strong problem-solving abilities. Proficient in customer service and communication to effectively interact with residents, clients, and team members. Ability to read, write, and communicate clearly, representing company management and handling inquiries. Skilled in using internet, word processing, spreadsheet, and database programs; property management system experience preferred. Capable of operating basic office equipment. Adept with basic math for reviewing financial and administrative documents.
Physical Demands:
Incumbents must be able to bend, stoop, climb ladders, reach, carry objects and crawl in confined areas. Pay:
$80,000.00 - $90,000.00 per year
