This role is responsible for maintaining accurate asset inventories and lifecycle data to support effective preventive maintenance, capital planning, and operational decision-making. Working closely with facilities leadership, maintenance supervisors, and technicians, the Analyst leverages CMMS data, reports, and performance metrics to improve asset reliability, extend equipment life, and ensure school facilities consistently support safe, efficient learning environments. Essential Responsibilities

• specific to this job Manages and maintains facility asset data and asset hierarchies within the CMMS.

Maintains accurate asset lifecycle data, including condition, warranties, and replacement planning information. Develops and supports preventive maintenance (PM) programs aligned with asset criticality. Analyzes CMMS data to identify trends, risks, and opportunities for optimization. Produces reports and dashboards to support maintenance and capital planning decisions. Ensures accurate work order coding, data quality, and CMMS governance through audits and established standards. Trains and supports facilities staff on CMMS and asset management practices. Coordinates and updates asset data for construction, renovations, replacements, and disposals. Provides data-driven recommendations on asset strategy, preventive maintenance programs, and lifecycle planning to inform operational decision-making. Performs other duties as assigned. Knowledge, Skills, Abilities and Behaviors Knowledge of

CMMS/EAM

systems, including asset records, preventive maintenance programs, work history, and reporting functions. Knowledge of K-12 facility systems, including HVAC, electrical, plumbing, life safety systems, and building envelope components. Knowledge of capital planning processes, facility condition indices (FCI), and long-term asset investment strategies. Ability to maintain accurate and reliable CMMS asset and maintenance data. Ability to work independently while effectively coordinating with operations and leadership teams. Skill in developing standard operating procedures and supporting continuous improvement initiatives. Ability to demonstrate strong attention to detail, ensuring data accuracy and accountability for assigned systems and deliverables. Skill in applying analytical and proactive approaches to support asset performance and lifecycle optimization. Ability to provide customer-service-oriented support that promotes safe and effective learning environments. Ability to communicate effectively while promoting collaboration, standardization, documentation, and adherence to best practices. • High School or GED Preferred
• Bachelor's Degree, Business Administration, Finance, Facilities Management, Construction Management, Engineering, or in a related field. Work Experience Requirements Equivalent to at least 5 years10 years Related and/or Specific Experience In
• Facilities asset management, maintenance operations, or a related field, including experience working with a computerized maintenance management system (CMMS/EAM) and asset data management highly preferred.
