Job Description

Based out of the Bellows Falls Middle School, this full time position will serve as the Director of Maintenance for all schools in the Rockingham School District, including Central Elementary School, Saxtons River Elementary School and Bellows Falls Middle School. Qualifications:
  • High school diploma or equivalent required
  • Experience in building maintenance, custodial services, facilities operations, skilled trades, or a related field.
  • Demonstrated knowledge of building systems, custodial practices, grounds maintenance, and preventative maintenance.
  • Ability to perform hands-on maintenance, custodial, and grounds work.
  • Supervisory or leadership experience preferred.
  • Strong organizational, communication, problem-solving, and interpersonal skills.
  • Ability to prioritize multiple responsibilities and respond effectively to changing needs.
  • Ability to work independently while also collaborating effectively with administrators and facilities staff.
  • Relevant trade training, licenses, or certifications preferred.
  • Ability to understand and analyze detailed information and problem solve including suggesting and implement improvements for efficiency, safety, and cost-effectiveness
  • Supervisory skills including the hiring, planning, assigning and directing work, and performance management of staff
  • Proficient with technology, including relevant software applications
  • Ability to adapt to changing work priorities

  • Valid driver's license and ability to drive required due to travel between District schools

Position Summary:

The Director of Maintenance is responsible for the overall maintenance, cleanliness, safety, and efficient operation of WNESU buildings and grounds. The position provides hands-on maintenance and custodial support while supervising facilities staff, coordinating preventative maintenance, managing building and grounds needs, and overseeing contractors and service providers. The Director works closely with school administrators to ensure facilities are safe, functional, clean, and well maintained and that maintenance needs are addressed in a timely and cost-effective manner.

Performance Responsibilities:

Staff Supervision

  • Supervise, schedule, train, and evaluate custodial and facilities staff.
  • Coordinate daily custodial, maintenance, grounds, and snow removal operations.
  • Assign work priorities and coordinate substitute coverage as needed.
  • Participate in hiring, onboarding, and professional development.
  • Approve time sheets and leave time requests for facilities staff
    Building, Grounds, and Custodial Operations
  • Inspect and maintain buildings, grounds, equipment, and systems.
  • Perform and oversee preventative maintenance and repairs, including plumbing, electrical, HVAC, carpentry, painting, flooring, and general repairs.
  • Oversee custodial services, including cleaning, sanitation, floor care, waste removal, and event setup/cleanup assisting with such duties as needed.
  • Perform grounds keeping duties for athletic areas, playgrounds, parking, sidewalks, and grounds, mowing, shoveling, and landscaping as needed.
  • Direct and participate in snow and ice removal and operate maintenance, custodial, and grounds equipment.
    Projects, Budget, and Purchasing
  • Coordinate contractors, vendors, inspections, repairs, and facility improvement projects.
  • Obtain estimates and quotes and assist with capital improvement planning.
  • Develop and monitor the facilities budget with the Chief Financial Officer.
  • Manage purchasing, inventories, equipment, vehicles, tools, supplies, and related records.
    Safety and Administration
  • Ensure compliance with applicable health, safety, environmental, and building requirements.
  • Address safety hazards, emergencies, severe weather, and after-hours facility needs.
  • Support building security, emergency preparedness, and facility access.
  • Maintain accurate maintenance, safety, equipment, and facility records.
  • Communicate facility needs and projects with administration and staff.

  • Perform other duties as assigned by the Superintendent or designee.
Physical Requirements:

The employee is regularly required to stand, walk, sit, talk, see, hear, and use hands and fingers to handle tools, equipment, controls, and technology. The position requires the ability to perform physical tasks associated with custodial, maintenance, and grounds work, including lifting, carrying, reaching, bending, stooping, kneeling, crouching, climbing, and operating tools and equipment.

Work is performed primarily indoors but frequently outdoors and may involve exposure to wet or humid conditions, temperature extremes, moving mechanical parts, chemicals, loud noise, heights, and varying weather conditions. The position may require work before or after regular business hours, including emergency response. A valid driver's license and ability to travel within and outside the District are required.
