Northern Milwaukee:
Villas at Granville and Lincolnshire Coach Homes.
Pay:
$55,000 - $60,000 per year. The Property & Maintenance Operations Manager is responsible for overseeing the day-to-day maintenance operations of the property while also having a working knowledge of property management and administrative functions. This position provides leadership and direction to maintenance staff, coordinates maintenance activities and projects, assists with administrative tasks, and monitors the condition of the property to support overall operation, appearance, and functionality. The ideal candidate brings strong leadership, administrative, and tenant-relations skills, along with substantial experience in contracting, construction, or hands-on property maintenance.
Responsibilities:
  • Provide regular operational reports to ownership/upper management
  • Diagnose physical property issues and scope repairs accurately
  • Obtain, negotiate, and review competitive bids from external vendors and contractors
  • Supervise capital improvement projects, unit turns, and routine maintenance to ensure quality workmanship and budget adherence
  • Perform regular, detailed physical inspections of properties to identify preventative maintenance needs
  • Maintain accurate records, databases, service documentation, and compliance information
  • Identify opportunities to improve facility reliability, efficiency, and operational effectiveness
  • Assist with tenant relations, lease enforcement, renewals, and conflict resolution
  • Assist with rent collection, handle delinquencies, and issue legal notices when necessary
Requirements:
  • Substantial knowledge and hands-on experience in repairing plumbing, appliances, HVAC systems, electrical issues, carpentry, and building exteriors
  • Prior experience managing a staff
  • Experience managing capital projects, maintenance projects, and facility infrastructure improvements
  • Working knowledge of Microsoft Office (required) and QuickBooks (preferred)
  • Reliable vehicle, valid driver's license with good driving record, and auto insurance
Qualifications:
  • Minimum of 3 years of supporting maintenance, facilities, construction, and property management operations.
Pay:
$55,000.00 - $60,000.00 per year
