Varies We are seeking an experienced, dependable, and motivated Property Maintenance Manager to oversee the maintenance and repair of a diverse portfolio of residential, commercial, and industrial properties throughout the Watertown area. This is a hands-on leadership position for someone who enjoys working with their hands, solving problems, and leading by example. The ideal candidate will personally perform maintenance and repair work while coordinating outside contractors and overseeing larger projects as needed. Property Maintenance Manager Responsibilities include but are not limited to:

  • Perform hands-on maintenance and repairs for apartments, single-family homes, commercial buildings, and industrial facilities
  • Respond to tenant maintenance requests in a timely and professional manner
  • Diagnose maintenance issues and determine cost-effective solutions
  • Perform repairs involving electrical, plumbing, HVAC, carpentry, drywall, painting, and general building maintenance
  • Coordinate and supervise outside contractors and vendors when specialized work is required
  • Schedule and perform preventive maintenance to reduce costly repairs and equipment downtime
  • Inspect and prepare vacant units for new tenants
  • Order materials and maintain an organized inventory of maintenance supplies
  • Manage daily work orders and prioritize multiple projects efficiently
  • Maintain accurate maintenance records and communicate project updates to management
  • Assist with maintenance planning, budgeting, and larger property improvement projects
  • Participate in an on-call rotation for occasional emergency maintenance needs
Property Maintenance Manager Requirements:
  • Previous experience in property maintenance, facilities maintenance, building maintenance, or a related field
  • Strong hands-on skills and working knowledge of general carpentry, plumbing, electrical, drywall, painting, and basic HVAC systems
  • Ability and willingness to personally perform maintenance and repair work
  • Strong troubleshooting and problem-solving abilities
  • Experience coordinating or supervising contractors and vendors
  • Ability to manage maintenance projects, budgets, materials, and priorities
  • Experience with CMMS, property management software, or other computerized maintenance systems is a plus
  • Excellent organizational and communication skills
  • Positive attitude and strong customer service skills
  • Ability to work independently and make sound decisions
  • Valid Wisconsin driver's license
  • Ability to lift up to 50 pounds and perform physical work both indoors and outdoors
