Euphoria Vacation Homes is a fast-growing short-term rental and upscale event property management company. We operate premium properties, including Castle Garden in St. Augustine, and are scaling toward $10M+ in annual revenue. Role We are seeking a reliable, detail-driven Maintenance Technician to support our Field Operations team. This technician will complete scheduled inspections and minor maintenance at our portfolio of short-term rental homes in St. Augustine. You will help ensure that each home is safe, functional, and guest-ready by executing a 125-point checklist at regular intervals, as well as identifying and quoting any necessary skilled repair work. Your role is essential in helping us maintain high operational standards and outstanding guest experiences. As a Maintenance Technician for Euphoria Vacation Homes, you are a key field partner responsible for preserving the value, safety, and beauty of our properties. You'll work independently and report through mobile checklists, notes, and photo documentation. We are looking for someone who has a strong background in general maintenance, with the ability to handle light repairs in plumbing, electrical, and carpentry. Responsibilities Routine Maintenance & Inspections Begin every day working from our storage space. Responding to and completing work orders at our properties tasked to you via Breezeway. Ability to use company resources to verify that properties are being maintained up to our standards and addressing the issues or reporting it via Breezeway so we can bring in a 3rd party vendor. Visit each assigned property approximately every 45 days Complete a 125-point digital checklist during each visit Replace air filters, light bulbs, and remote batteries Test remotes, appliances, outlets, and locks Tighten furniture, inspect for safety or damage, log deficiencies Submit detailed reports with photos and notes for each visit Complete small repairs right away on site Carefully observe all aspects of every home and reporting deficiencies via Breezeway with photos and descriptions Skilled Repair Work (Upon approval; paid at higher rate) Light plumbing (e.g., replacing faucets, unclogging drains, checking valves) Light electrical (e.g., replacing switches/outlets, fixture swaps) Light carpentry (e.g., patching drywall, repairing furniture, tightening hardware) Submit repair quote for approval prior to starting skilled work Field Tasks Helping to maintain the organization of our main supply storage where we keep an inventory of Euphoria Vacation Homes Assets we lend out to the homes at times. Delivering a requested amenity to a property in advance of a guest check in. Delivering an item (such as a loaner coffee maker or batteries) or requested amenity to a guest during their stay or in advance of their check in. Completing various tasks at properties such as plant watering, pool skimming, etc. Occasionally going to a property to help a guest as needed. Providing outstanding customer service. Observing and reporting updates at specific time intervals on ongoing projects at properties (such as a renovation or pool installation). Conduct property tours with potential guests for vacations or events Coordinate with vendors or maintenance to meet onsite to discuss a property project Assisting in New Property Onboarding days when we onboard a new property as a team. Assisting in Property Assessment days when we meet as a group to assess the home from all aspects such as cleanliness, maintenance, and opportunities to improve them Communication & Documentation Maintain consistent communication with the operations team Accurately log time, issues, and progress using our digital systems (Guesty and Breezeway) Identify issues before they escalate to guest complaints Participate in process improvement by sharing feedback with Euphoria Team Accountability and Efficiency Complete work efficiently while ensuring a high standard of quality Submit documentation in a timely and complete manner Avoid unnecessary delays, time padding, or missed items on checklists Take ownership of your assigned properties and pride in their condition Success Metrics 100% checklist completion for each property visit Skilled repair quotes submitted in a timely manner when applicable High-quality documentation with photos and detailed notes Low rate of recurring maintenance issues Reliable communication with team and on-time routing of jobs Requirements 2+ years of experience in property maintenance or handyman work Ability to pass a background check, no exceptions Licensed and Insured Skilled in light plumbing, electrical, and carpentry Owns tools and has reliable transportation Comfortable using a smartphone and apps for photos, forms, and messages Must be organized, self-motivated, and detail-oriented Signature on an Independent Contractor Agreement Based in or near St. Augustine, FL Compensation $25/hour for routine property maintenance visits $55/hour for approved skilled repairs (plumbing, electrical, carpentry) Optional bonuses for efficiency, quality, or urgent call-outs 1099 contractor role — must provide W9 Hours Monday, Wednesday, Thursday, Saturday, Sunday schedule, off Tuesday and Friday. This position requires working weekends. Work independently with support from our internal operations team Properties must be visited on a regular 45-day cycle Approx. 30-40 visits per month (can vary seasonally) Location St. Augustine, FL Must be local and able to regularly access properties in the area.
