About the Role We have no shortage of marketing ideas. Our opportunity is turning the right ones into campaigns that launch, perform and create measurable business. The Sue Adler Team is the #1 Keller Williams team in the world and one of the leading residential real estate brands in Northern New Jersey. We have a large and valuable database, an established local audience, an internal marketing and content team, strong market data and a leadership team that is ready to move quickly. We are looking for a hands-on Director of Marketing who can set the strategy and make sure it gets implemented. The right person can leave a leadership meeting with a big idea, turn it into a clear plan, get the team moving and stay close to the work until we know whether it succeeded. You should be comfortable leading employees and outside partners, but also willing to open the platform, learn the system or build the first version yourself when that is the fastest way forward. This is a strong opportunity for someone who wants real ownership and the ability to make a visible impact inside an established, growing company. What You'll Do Own the marketing strategy and calendar across seller lead generation, database marketing, local brand building and agent recruiting. Turn ideas into organized campaigns with clear owners, deadlines, budgets and goals. Build marketing programs that generate qualified seller opportunities and contribute to closed business. Develop a stronger database strategy focused on segmentation, useful communication, repeat business and referrals. Grow our local audience and strengthen our position as the real estate authority in the communities we serve. Build recruiting campaigns that help us attract productive agents and talented team members. Lead our marketing and content staff and manage freelancers, agencies and other outside partners. Improve the speed and consistency of production while maintaining a high standard for the brand. Work directly inside our CRM, website, email, analytics, automation and content platforms when needed. Use AI and no-code tools to improve production, personalization, reporting and efficiency. Build and test practical first versions before committing significant time or budget. Create a marketing scorecard that connects activity to qualified opportunities, appointments, recruiting conversations, closed revenue and profitability. Manage the marketing budget and make thoughtful decisions about what to build internally, outsource or scale. What We're Looking For Five or more years of experience in marketing, growth marketing, integrated marketing, brand marketing or a related role. Experience personally taking campaigns from the initial idea through launch, measurement and improvement. Experience leading marketing or content employees and managing freelancers or agencies. Strong working knowledge of CRM, email marketing, websites, analytics, automation and digital content platforms. The ability to move comfortably between strategy and execution. Strong project ownership and follow-through. Clear communication and the ability to keep people aligned around priorities and deadlines. A practical understanding of how marketing contributes to leads, appointments, revenue and profitability. Curiosity about technology, AI and better ways to get work done. Examples of marketing campaigns, systems or products you personally helped build. Real estate experience is helpful, but it is not required. We care more about what you have built, how you think and whether you know how to get things done. How Success Will Be Measured Success in this role will include: Growth in qualified seller opportunities. Increased database engagement, repeat business and referrals. Growth in our local audience and brand reach. More qualified agent recruiting opportunities. Faster and more consistent campaign execution. Clearer attribution between marketing activity and closed business. Responsible management of the marketing budget. How We Work This is a flexible hybrid position based in Northern New Jersey. We care about results and give strong leaders room to operate. We also believe some work is better done together. The person we hire should live within a reasonable distance of our Northern New Jersey operation and be available to meet with leadership and the team in person when it will help move the work forward. This is not a fully remote position. Compensation and Benefits This is a salaried role and this position is also eligible for a performance-based incentive tied to agreed-upon goals, including qualified seller opportunities, attributable closed revenue and profitability, database and audience growth, and campaign execution. How to Apply A formal cover letter is not necessary. Along with your résumé or LinkedIn profile, please answer this question: Tell us about one marketing initiative you personally took from idea to measurable outcome. What did you build or implement, what did you delegate, what tools did you use, what was the approximate budget and what result did it produce? Work samples are welcome, but they do not need to be packaged in a formal portfolio. We are most interested in understanding what you personally helped create and the impact it had.
