Property Maintenance Manager Mojave Villa Apartments Full Time $25.00 per hour Are you a natural leader? Do you enjoy training and developing team members? What we are looking for… High School Diploma, GED, or equivalent trade related courses required, and college or advanced technical training preferred 3+ years full time maintenance experience required, and residential property maintenance experience preferred Valid driver's license and acceptable driving record Experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing, and cleaning, and air conditioning Must be able to pass background investigation and drug test screening Always operating within OSHA standards and company safety policies and procedures All specific certifications required by law and specific property and successfully complete all required courses, classes, and training provided by The Michaels Organization. Ability to read, speak, and comprehend work instructions and safety notices in English Knowledgeable and skilled in the safe use of maintenance tools Knowledgeable on water and gas meter cut offs and sewer clean outs Availability to work evenings, weekends, holidays, on call, and overtime as needed Willingness to work cleaning solvents, paint fumes, dust and live electrical wiring What your typical day will look like… A schedule of Monday-Friday, 8 hours per day (40 hours per week) Availability to assist in on call schedule for evening, weekend, holiday and emergency coverage Inspecting units, building and communal areas and proactively reporting any issues found Scheduling work orders and prioritizing maintenance issues Initiating action to correct unsafe conditions Staying current on all applicable building codes Training maintenance technicians Keeping current accurate maintenance records, work orders, inspections, inventories, purchase orders, etc. Contractor and vendor relations including collecting bids and negotiating contracts Custodial and janitorial assistance as needed including sweeping, mopping, vacuuming, trash, etc. Assisting exterminator when required Performing scheduled maintenance on all equipment Completing accurate records regarding preventive maintenance and work orders Maintaining current and accurate inventory of supplies and notifying supervisor of purchasing needs Making sure storage areas and entrances are locked and maintaining adequate lighting in these areas Ensuring effective, timely and professional interactions with residents, contractors and property management team on all services provided Performing light electrical, plumbing and carpentry work, flooring, small appliance repairs, changing locks, flooring, wall repair, painting, roofing, fencing, masonry, etc. Standing, walking, lifting, and pulling up to 75 pounds Performing other duties as assigned What you can expect… Competitive wage 401(k) with company match Dental insurance Health insurance Vision insurance Prescription plan Paid time off What sets us apart… The Michaels Organization has a promise of lifting lives and that starts with our teammates.
