Job Description

Responsible for tenant leasing, management of property personnel, the safety of tenants and protection of property assets.
Core Job Functions:
Leasing Utilizes marketing strategies to secure prospective residents and ensure the continuing occupancy of the property. Continually monitors and analyzes traffic logs, conversion ratios, renewal information, marketing data, etc to support leasing efforts and provide reporting of those efforts. Performs regular comparability studies to know the market and establishes marketing goals Pre-qualifies tenants, conduct tours, assists in the apartment selection, manages the application process and processes security deposits on a timely basis. Complies and enforces Fair Housing laws, HUD regulations, and federal, state, and local statutes. Ensures leases are properly executed, accurate, complete and properly maintained for random inspection. Submits HAP vouchers, 50059's and TIC's, prepare the monthly Affordable Gross Potential Rent report and the security deposit summary. Financial Ensures all rents, late fees and check charges are collected, posted, and deposited in a timely manner and initiate legal action when necessary. Maintains accurate records of all property transactions and record them on a timely basis including but not limited to: rent rolls, delinquency and vacancy reports, proper coding and submission of Accounts payable invoices, etc) Orders supplies and establishes systems to prevent theft and misuse. Completes and submits reserve withdrawal requests as required. Resident Relations Interacts with residents regarding their concerns and provides timely responses to ensure resident satisfaction. Develops and implements resident retention programs (i.e. resident functions, special promotions, monthly newsletter) Maintenance Identifies needs for contract work, solicits bids, monitor process with the contractor regarding scheduling, billing, certificates of insurance, inspections of the work. Maintains inventory control of all units, manages unit turnovers and schedules updates to comply with government standards. Maintains property appearance with maintenance staff to ensure repairs are completed on a timely basis. Ensures work orders are recorded and communicated to the proper maintenance staff. Responsible for maintaining a preventative maintenance program. Safety Learns and ensures compliance with all company, local, state, and federal safety rules. Ensures that unsafe conditions are corrected in a timely manner. Provides timely and periodic information about property operations. Certifies the performance of the Annual Decent, Safe, and Sanitary unit inspections. Other duties as assigned. Human Resources Coordinates Hiring, training, and supervising all staff. Duties include orientation, performance evaluations, approval of timekeeping records, and keeping staff informed of procedures and guidelines. Coordinates and tracks maintenance staff and work orders including scheduling and follow up.
Education:
BA/BS in Business or related field preferred
Experience:
5 or more years experience in multi-family property management, including direct supervision of others Proven marketing and leasing experience Experience with affordable housing, Low-Income Tax Credit, and Section 8 preferred
Skills:
Proficiency in Microsoft Office, including Word, Excel, and Outlook Proficiency in Yardi preferred Excellent customer service skills Ability to perform in a busy, changing, multi-tasking work environment Detail oriented, mathematical/analytical skills and time management efficiency Communication, decision making and information gathering skills, and ability to work independently
