Job Description

Position Overview Positive Investments, Inc. is seeking a professional, motivated, and detail-oriented Leasing Consultant to join our property management team. In this role, you will be a vital partner to the Property Manager, supporting daily residential operations, maximizing community revenue, and maintaining high compliance and professional standards. The ideal candidate blends excellent interpersonal skills with strong administrative and marketing capabilities to drive occupancy and foster a positive community environment. Key ResponsibilitiesFunctions OperationsResident Relations Conduct regular property inspections to maintain pristine curb appeal, ensure cleanliness of common areas, and promptly address any safety hazards. Manage resident issues, maintenance requests, and disputes with professionalism, ensuring timely documentation and resolution. Assist in rent collection, review scheduled revenue, and help manage resident applications, lease renewals, and approved discounts to maintain budgeted occupancy. Prepare, review, and track daily/weekly traffic, activity, and availability reports. Assist with vendor selection and price negotiations for community services. Assume operational responsibility for the property in the temporary absence of the Property Manager. MarketingCommunity Outreach Implement strategic marketing plans, including coordinating advertisements, banners, signage, curb appeal, and model units. Execute active resident retention programs to maintain a positive, welcoming workplace and living environment. Conduct regular market and comparable surveys to stay highly informed of local market conditions and competitive trends. Risk ManagementCompliance Ensure all leasing, application, and occupancy decisions strictly comply with applicable housing laws and anti-discrimination regulations. Provide accurate, identical, and complete availability information to all prospective residents. Accurately and promptly report all general liability, workers' compensation, and asset loss claims. Maintain a highly professional appearance and actively participate in all assigned company training programs.
Required QualificationsSkills Education:
High school diploma or GED equivalent.
Experience:
Minimum of 1 year of residential property management or leasing experience is preferred.
Technical Skills:
Proficiency in Microsoft Word, Excel, Outlook, and the internet. (
Note:
Familiarity with property management software like Yardi is a plus).
Communication:
Strong written and verbal communication skills, with the ability to build effective working relationships with co-workers, residents, and vendors.
Analytical Ability:
Comprehensive understanding of basic arithmetic, accounting principles, and financial/traffic statements; ability to read and interpret complex operational documents. Physical DemandsWork Environment Ability to stand, walk, or sit for extended periods of time. Ability to lift and/or move up to 25 pounds. Continuous near vision, depth perception, and finger dexterity to operate standard office equipment. Touch-type proficiency (or willingness to learn within the first 90 days of employment). Continuous talking and hearing to effectively communicate with residents, staff, and supervisors.
