Role:

The Leasing Specialist plays a critical role in managing and facilitating the rental process of residential properties to prospective residents. This position ensures leasing activities align with company goals, legal requirements, and customer satisfaction standards across multiple sites. The Leasing Specialist engages with prospective residents, conducts property tours, and facilitates the leasing process to maximize occupancy and revenue. This role also involves maintaining accurate records, processing applications, and collaborating with the Community Manager and maintenance teams to ensure smooth resident onboarding. Ultimately, the Leasing Specialist contributes to the overall success of property operations by fostering positive resident relationships and supporting retention efforts.

Minimum Qualifications:

High school diploma or equivalent. Proven experience in leasing, property management, or a related customer service role. Strong knowledge of leasing laws and regulations applicable in California. Excellent communication and interpersonal skills. Ability to manage multiple tasks and prioritize effectively in a fast-paced environment. Experience with property management software and leasing platforms. Ability to work independently Valid driver's license with an acceptable driving record. Reliable personal vehicle and active automobile insurance. Ability to successfully pass a background check and drug screen (a criminal conviction does not automatically disqualify employment)

Preferred Qualifications:

Familiarity with Fair Housing laws and compliance standards. Demonstrated success in sales or leasing targets. Certification in leasing or property management (e.g., CALP, CAM) is a plus but not required.

Responsibilities:

Conduct multi-site property tours and present available units to prospective residents, highlighting key features and benefits. Screen and evaluate applications in accordance with company policies, rental criteria, and legal regulations. Prepare and execute lease agreements, ensuring all documentation is accurate and compliant. Maintain up-to-date records of leasing activities, resident communications, and occupancy status. Build and sustain a resident retention focused lease renewal strategy with the Community Manager. Collaborate with the Community Manager and Maintenance to address resident needs and resolve issues promptly. Develop and implement marketing strategies to attract qualified residents and maintain high occupancy rates. Provide exceptional customer service to prospective and current residents, fostering positive relationships.
