Prior experience with multi-tenant industrial properties and shopping centers . Cove Capital Investments is seeking a highly motivated Commercial Acquisitions & Asset Management Associate to join our growing real estate investment team. This is an early-career position designed for someone with approximately 1-3 years of commercial real estate, finance, investment banking, private equity, or related analytical experience who wants hands-on exposure to both the acquisition of commercial real estate and the ongoing management of those investments after closing. The Associate will work directly with senior members of the acquisitions and asset management teams throughout the full lifecycle of an investment—from sourcing and underwriting through due diligence, closing, leasing, operations, and ultimately disposition. The ideal candidate is highly analytical but also wants to be involved in the actual real estate. This is not intended to be a role where someone simply sits behind a spreadsheet. We want someone who is interested in understanding how properties operate, working with brokers and property managers, visiting assets, interacting with tenants, reviewing leases, and helping identify opportunities to improve performance and create value. Key Responsibilities Acquisitions & Underwriting- Support the acquisitions team throughout the full lifecycle of commercial real estate transactions, including sourcing, underwriting, due diligence, and closing.
- Underwrite prospective acquisitions and assist with financial modeling, including cash flow projections, valuation analysis, sensitivity analysis, IRR, cap rates, and investment returns.
- Review and analyze rent rolls, leases, historical operating statements, budgets, property financials, and other due diligence materials.
- Research markets and analyze rent comps, sales comps, demographics, tenant demand, and competitive properties.
- Assist with broker relationships and outreach, including tracking opportunities and helping develop relationships with investment sales brokers.
- Prepare investment summaries, presentations, and materials for acquisition committee and senior management review.
- Assist in coordinating third-party reports, legal documentation, property inspections, and other aspects of transaction due diligence and closing.
- Help maintain and improve acquisition models, underwriting standards, procedures, and internal systems. Asset Management & Leasing
- Remain involved with properties following acquisition and assist the asset management team in monitoring ongoing performance.
- Review property-level financials, P&Ls, budgets, rent rolls, occupancy, collections, and NOI.
- Track actual property performance against original acquisition underwriting and identify meaningful variances.
- Review lease expirations, renewal opportunities, vacancy, and leasing activity.
- Assist in evaluating prospective tenants and analyzing lease proposals, renewals, tenant improvements, commissions, and other lease economics.
- Work with third-party property managers and leasing brokers to monitor property operations and leasing activity.
- Assist with annual operating budgets, CAM, taxes, insurance, operating expenses, and CAPEX.
- Help identify opportunities to improve NOI, reduce expenses, increase occupancy, and enhance property value.
- Participate in refinancing and disposition analysis as properties progress through their investment lifecycle. Property & Operational Exposure
- Travel to properties as needed to better understand asset conditions, operations, tenant activity, and local market dynamics.
- Coordinate with property management teams and vendors to help ensure properties are being properly maintained and operated.
- Develop an understanding of tenant relationships and the practical operational considerations behind commercial leases.
- Work cross-functionally with acquisitions, asset management, finance, legal, property management, and outside partners. Qualifications
- Bachelor's degree in Real Estate, Finance, Economics, Business, or a related field.
Required Experience:
Prior experience with multi-tenant industrial properties and shopping centers .- 1-3 years of experience in commercial real estate, acquisitions, asset management, finance, investment banking, private equity, brokerage, or a related analytical role.
- Strong financial and quantitative skills with an understanding of commercial real estate fundamentals.
- Proficiency in Excel required; experience building or working with real estate financial models strongly preferred.
- Ability to understand and analyze leases, rent rolls, operating statements, and property-level financial information.
- High attention to detail with strong organizational and analytical skills.
- Strong written and verbal communication skills.
- Ability to manage multiple projects and priorities simultaneously.
- Self-motivated, proactive, and interested in learning all aspects of commercial real estate investing.
- Willingness to travel periodically to properties. Preferred Qualifications
- Experience with industrial, retail, shopping center, or other commercial real estate.
- Familiarity with NNN and other commercial lease structures.
- Exposure to CoStar, Crexi, Yardi, or similar real estate platforms.
- Experience reviewing leases or assisting with commercial lease negotiations.
- Prior exposure to both acquisitions and asset management is a plus but not required.
