Desk fee, tech fee, franchise fee, marketing assessment, the photos you paid for out of pocket. Then ask what you got for it. Foraker Realty Co. runs an office on the Concord Pike corridor in North Wilmington — 3200 Concord Pike — with headquarters at 135 E State St in Kennett Square, twenty minutes up 52. Family-owned, started October 2021 with five agents, now 75 agents and on pace for roughly 800 transactions in 2026. Agents here pay no monthly fees at all. About $75,000 a month goes into agent support instead:
  • 30,000-50,000 company leads in one searchable database open to every agent — live website activity, saved-listing alerts, absentee owners
  • A full-time ISA who works and qualifies seller leads and hands you a confirmed appointment
  • In-house photo and video at $250 from a salaried videographer, plus free personal brand content
  • A 26-year transaction coordinator at $300 a deal
  • Our own tech stack — CRM, e-signature, transaction management, and a farm-texting tool that runs prospecting for you
