Summary:
The Leasing Professional will primarily lease apartments to prospective residents. This may include marketing the property, preparing lease documents, and screening prospective residents to qualify them. This may also include acting as a customer service representative of IRT for our current and future residents. Duties include but are not limited to: Handle all aspects of leasing apartments including, but not limited to, greeting prospective residents, touring the community, following up with prospects and achieve fully executed leases. Enthusiastically and professionally answer incoming telephone calls and address each call accordingly, whether it is a customer call, frustrated resident, service request, etc. Escalate calls to Management when appropriate. Correctly complete all lease application forms, assist with application verification, screen all incoming residents. Communicate with and follow up with all prospects and residents. Be an expert on the community and amenities. Maintain awareness of local market conditions and trends. Contribute ideas to Community Manager for marketing the community and improving resident satisfaction. Maintain knowledge of all specials, rents, and amenities of our competitors. Conduct off-site marketing and assist in preparing marketing plans. Maintain and update Social Media pages regarding events, specials, community updates and local news. Ability to accurately explain the Communitys lease agreement and obtain signatures on all lease paperwork prior to move-in. Organize and file appropriate reports, lease files and paperwork. Achieve an acceptable leasing closing ratio as determined by Management. Maintain activity report by inputting traffic daily including telephone calls, internet leads, tours, and follow-up(s). Walk and inspect models, market ready vacant apartments, and common areas daily to ensure cleanliness. Secure the apartments every evening. Assist with resident programs and retention. Handle or assist in the receiving, recording, preparation and follow up of work orders to facilitate resident service requests. Assist with coordination of and participate in resident functions. Report any damage or safety hazards immediately to management. Inventory office supplies on a periodic basis and report needs to management. Maintain professional, courteous, and helpful demeanor with owners, residents, prospective residents, co-workers, vendors, etc. Participate in company training classes and meetings as required. The Leasing Professional is responsible for contacting the correct person of authority should any situation warrant an action or decision not included in their duties and responsibilities. Conduct all business in accordance with company policies and procedures. Willing to perform similar work at nearby communities. Perform all related duties assigned by management. Requirements include but are not limited to : High school degree or equivalent. Proficiency in Microsoft Office Suite, specifically Word, Outlook, Excel, and Teams. Must have mode of communication in which to be contacted at home and to respond in cases of emergency. Maintains complete working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management. Basic understanding of social media including Facebook and Instagram including how to post and respond to comments. When required by state, the Leasing Professional must be licensed and maintain license in good standing. Complete on-going company education requirements as requested. Frequently lift and carry up to 20 lbs., move objects from one floor to another, climb stairs, walk, and have a normal or corrected range of vision, hearing, and speech. Occasionally lift and carry up to 50 lbs., push and pull up to 75 lbs., bend/stoop, kneel, balance, reach above shoulder height, and twist. Ability to work any of the seven days of the week throughout the calendar year. Ability to work weekends and/or after hours. Workday and workweek schedule may be subject to change, with appropriate notice, at any time. Must have a valid Drivers License and dependable transportation. Must be able to operate motor vehicles, including company golf cart. When required by state, must be licensed and maintain license in good standing. Active real estate license holders will be required to place their license on hold/inactive status within 90 days of employment start date, unless state requirements for the position require the license to remain active. Required travel, locally or out of state, up to 10%. Attend a multi-day, out of state training within 2 weeks of start date.
