We acquire land throughout the Southeast and create value through land acquisitions, subdivisions, entitlements, development, and land/home projects. We are growing and looking for a driven, intelligent, and analytical professional to join our acquisitions team. The Role Your job is to find and acquire great land deals. You will communicate with property owners and real estate agents, evaluate opportunities, negotiate purchase terms, make offers, and turn prospective deals into signed contracts. This is first and foremost a sales position, but it also requires strong analytical ability. You will learn to evaluate real estate opportunities, identify what makes a property valuable, and distinguish good deals from bad ones. You will spend a significant portion of your day on the phone, manage an active pipeline of opportunities, follow up consistently, and be measured based on your results. You will also spend significant time identifying listed properties online, communicating and developing relationships with brokers and agents, and making offers on properties that meet our acquisition criteria. Real estate experience is strongly preferred, but previous land experience and a real estate license are not required. We are looking for someone who already knows how to communicate, sell, compete, follow up, and close. We will teach you the land business. What You'll Do Work incoming leads from property owners interested in selling Identify attractive properties and contact owners directly Contact real estate agents regarding listed properties we may want to acquire Build relationships with real estate agents and brokers who can bring us new opportunities Build rapport with sellers and understand what is motivating their decision Negotiate purchase price, timing, due diligence periods, and other important deal terms Analyze properties and comparable sales to help determine appropriate offers Present and explain offers to sellers Coordinate the execution of purchase agreements Manage an active pipeline of opportunities in our CRM Consistently follow up with prospective sellers, agents, and brokers Work directly with company ownership to evaluate opportunities and develop acquisition strategies Meet weekly and monthly performance targets for offers, seller conversations, broker outreach, follow-up, and other acquisition activities Consistently generate signed purchase contracts and contribute directly to the company's acquisition goals You will have significant responsibility for managing your own pipeline. We want someone who takes initiative and identifies what needs to happen next rather than waiting to be told. It will not be a good fit for someone looking for a predictable position where simply completing assigned tasks is enough. Real estate opportunities do not always arise during normal business hours. When an active seller or broker responds in the evening or over the weekend, we expect our acquisitions team to be responsive. You should be comfortable occasionally handling time-sensitive conversations outside normal office hours. What You'll Learn You will receive direct training from company ownership and work alongside experienced land investors who have completed more than 300 acquisitions over the last five years, representing more than $15 million in acquisition volume. You will gain hands-on exposure to projects involving: Land acquisition and underwriting Land flipping Residential subdivisions Plat-exempt subdivision strategies Residential entitlements Land development Manufactured home development Land/home projects Deal structuring and negotiation Identifying properties in the path of growth This is not classroom training. You will learn by working on real transactions and seeing how investment decisions are actually made. For someone who wants to build a career in real estate investment and development, the experience can be extremely valuable.
