SUMMARY NeighborWorks Housing Solutions seeks a creative and motivated Assistant Real Estate Project Manager to oversee several LIHTC housing projects in various stages of planning and development, by managing all aspects of construction, acquisition, or renovation projects ensuring successful and timely project completion. The successful candidate will receive support to learn aspects of the work that are new to them, have plenty of growth opportunities and should expect to assume increasing levels of responsibility and project leadership. NHS has an active pipeline of transformative real estate development projects, including both new supportive housing and affordable production and the recapitalization of existing residential developments. ESSENTIAL DUTIES AND RESPONSIBILITIES
- Manage and work with partners on scoping for supportive housing projects
- Help create and manage project proformas budgets and schedules
- Work with Construction and Project management teams to monitor projects from predevelopment to completion
- Assist in monitoring predevelopment contractors and attend project meetings virtually and onsite
- Assist various development team members
- Coordinate community engagement efforts related to gathering feedback and gaining local support for supportive housing and homeless projects
- Collaborate with the Resident and Community Engagement, Case Management teams and residents of projects before and during construction or renovation
- Prepare or assist with preparation of applications for project financing
- Help ensure timely completion of projects within budget
- Willingness to travel to multi-Gateway cities in Southern Massachusetts to meet with partners, scope out projects, visit jobsites and attend on site in person meetings
- Assist our Real Estate Development Team and Partner Organizations in the creation of more Supportive Housing Units for families and individuals currently living in shelters.
- Assist Owner's Construction Representative, Project Manager and other project team leaders in all phases of project creation and completion.
- Assist in the preparation for occupancy by coordinating the work of case management, property management, community engagement and relocation professionals.

- Commitment to NHS' mission, an understanding of racial equity and its importance in supportive housing and community development
- At least one year of experience in supportive housing development or relevant real estate activities
- Some knowledge of project/construction management, design or engineering
- Some knowledge of permitting and zoning
- Some knowledge of supportive housing financing programs, preferably in Massachusetts
- Goal-oriented, hands-on, can prioritize and drive multiple tasks to completion, while coordinating the activities of development team members, including construction personnel and partners
- Ability to be a strong listener, communicate well, receive and offer constructive feedback and build working relationships with other staff members, partners, consultants, funders and community members
- An entrepreneurial spirit and willingness to think creatively and to solve problems in advance of problems
- Strong mathematic ability, the ability to understand financial statements and reports
- Exceptional attention to detail
- Strong English language proficiency including written and verbal communication skills
- Excellent computing skills, including use of spreadsheets, word processing software, AI, CRM's and the ability to learn new technologies
- Must be able to successfully pass a background check
- A valid driver's license
- Lived experience relevant to the low-to-moderate income communities of color that NHS serves
- This is not a remote position and the successful applicant will be required to be in person to fulfill job duties
