Job Description

Role Overview:
This in person role combines digital marketing strategy with hands-on real estate operations. The position will be responsible for the overall vacancy rate of the portfolio of apartments. Industry standard is 5% and our target is 3%. The role will do this through a combined effort of in person tours and online marketing. The role will also be the key position for Marketing Brand Identification.
Key Responsibilities:
1.
Lead Generation & Marketing Digital Listing Management:
Create, monitor, and update listings across online listing platforms (e.g., Apartments.com, Zillow) and the company website to ensure accurate pricing and availability.
Social Media Outreach:
Generate localized content, video property tours, and promotional updates on social channels to attract modern renters.
Local Networking:
Build relationships with local businesses, universities, and corporate relocation programs to generate external lead pipelines.
Comp Analysis:
Routinely monitor local market trends, competitive concessions, and regional pricing shifts to keep property offerings highly competitive. 2.
Relationship Management & Sales Inquiry Conversion:
Field incoming phone calls, emails, and online inquiries with quick response times to secure on-site viewing appointments.
Conducting Tours:
Lead structured, enthusiastic property walkthroughs, highlighting individual unit floor plans, building amenities, and community neighborhood benefits.
Follow-Up:
Maintain a systematic approach to following up with hesitant or cold prospective tenants to keep the property top-of-mind. 3.
Application Processing & Screening Applicant Intake:
Assist prospective residents through the application process, ensuring all necessary personal data and supporting files are cleanly submitted.
Compliance Checks:
Review application elements strictly against state and federal Fair Housing laws to guarantee a standardized, objective screening standard across the board
Perform Credit & Background Checks:
Work with applicants to complete the credit and background checks through 3rd party software. Then review reports againts company and property policies. 4.
AppFolio Platform Workflows Database Mastery:
Maintain real-time accuracy in AppFolio by instantly updating unit availability, guest cards, and communication logs.
Lead Streamlining:
Process and track inbound leads automatically funneled from online listing sites directly into the AppFolio CRM.
Online Application Screening:
Guide prospects through the AppFolio online application portal and run background, credit, and eviction checks natively through the platform.
Digital Lease Execution:
Generate, send, and securely store legally compliant leases and addendums using AppFolio's e-signature functionality.
Financial Data Entry:
Collect and log security deposits, holding fees, and initial rent payments directly through the AppFolio online tenant portal.
Maintenance Request Triggers:
Submit immediate work orders in AppFolio for any issues flagged during daily walkthroughs of vacant units or model apartments. 5.
Onboarding & Administrative Operations Lease Preparation:
Generate accurate legal lease documentation and coordinate standard addendums compliant with current state landlord-tenant regulations.
Financial Administration:
Process security deposits, programmatic application fees, and first-month rent allocations at lease finalization.
Move-In Coordination:
Orchestrate move-in logs, distribute keys, ensure maintenance teams have the unit 'turn-ready,' and walk the resident through community regulations on move-in day.
Renewal Negotiation:
Connect with current, well-qualified tenants months prior to lease expiration to secure ongoing extensions and process adjustments safely. 6.
Community & Team Collaboration Staging and Inspections:
Walk public areas, tour paths, and vacant units daily to ensure excellent curb appeal and immediate readiness for sudden drop-in showings.
Maintenance Liaison:
Open internal requests for issues flagged during tours or reported directly by early-stage tenants to uphold community expectations. 6.
SEO & Digital Content Optimization Keyword Research :
Identify high-performing local real estate and apartment search terms.
On-Page SEO :
Update website metadata, image alt tags, and headers.
Content Tagging :
Organize blog posts, property listings, and media assets.
Website Audits :
Fix broken links and improve local SEO citations. Create new
Photos & Videos:
Target 1 property at a time and develop high quality marketing images and video content for the next 24-48 months. 7.
Social Media & Analytics Management Campaign Development and Content Creation:
Develop a direction for our online social media that resinates with our customers and increases engagement
Campaign Tracking :
Monitor weekly engagement metrics across all social platforms.
Traffic Analysis :
Use Google Analytics to identify high-performing website pages.
Performance Reporting :
Create bi-weekly reports on content reach and conversions.
Trend Identification :
Spot high-performing post formats to guide future content.
Qualifications & Skills Education :
Degree or Background in Marketing, Business, or Real Estate.
SEO Tools :
Basic familiarity with Google Analytics, Semrush, or Moz.
Platforms :
Proficiency with Instagram, TikTok, LinkedIn, and Facebook.
Soft Skills :
Strong verbal communication and active listening skills.
Pay:
$18.00 - $23.00 per hour
