Overview Join our dynamic team as a Leasing Consultant for the Hastings Riverwalk Lofts Lease-Up! Live Great Properties is a rapidly growing residential property management company headquartered in Grand Rapids, Michigan, and this role puts you at the forefront of a brand-new, 135-unit community launch, engaging with prospective residents and guiding them through an exceptional leasing experience from day one. As the on-site face of Hastings Riverwalk Lofts, you'll bring an owner's mindset to everything you do, the same driven, hands-on approach that defines how we run every community we manage. Your energetic approach and attention to detail will help create a welcoming environment that highlights what makes this community special, while ensuring every step of the leasing process is handled with professionalism and compliance. This is a long-term, on-site position with real opportunity for advancement as our West Michigan portfolio continues to grow. Responsibilities Greet prospective residents warmly, providing comprehensive tours and detailed information about available units, amenities, and community features Handle all prospect correspondence and lead follow-up via phone, email, and in person, addressing inquiries promptly and professionally Manage the lease and rental agreement process efficiently using AppFolio property management software Conduct thorough applicant screenings, including background checks, credit reports, and income verification Maintain up-to-date knowledge of Fair Housing regulations, landlord-tenant law, and

income-qualification requirements to ensure compliance in all leasing activity Negotiate lease terms with prospective residents and highlight community amenities to maximize occupancy Process rental applications and coordinate move-ins Maintain accurate, up-to-date leasing records and documentation Collaborate with the broader property management team on budgeting, facilities, and maintenance coordination as needed Represent Live Great Properties' standards and values in every resident and prospect interaction Requirements Prior experience in property leasing, real estate, or sales/customer service Familiarity with AppFolio or similar property management software Working knowledge of Fair Housing regulations and landlord-tenant law Proficiency with Microsoft Office (Word, Excel, Outlook) and comfort with CRM/leasing software Strong communication skills, including phone etiquette and client engagement Ability to manage multiple priorities in a fast-paced environment while maintaining professionalism and attention to detail Someone local to the Hastings area with strong ties to the community, this is a long-term role and local knowledge matters A driven, ownership-minded approach, someone who treats the property like it's their own Valid driver's license This is a 40 hour/week position with a flexible schedule during lease-up, evening and weekend showings are very common during this phase, and availability during those hours is important Compensation & Benefits $20-$26/hour based on experience
Commission:
$90 per new lease, $50 per lease renewal (uncapped) Benefits available Reports directly to our Leasing Manager, based in Grand Rapids Growth Opportunity Live Great Properties is expanding rapidly across West Michigan, with multiple new communities in our pipeline.
