About us: Owner‑managed portfolio of 53 units across 3 properites Alvin, Pasadena, and Houston. Growing and aquiring a complex roughly every 6 months. 8 units currently need to be leased. 10 units are being remodeled, 1-2 units are finished every month. Move out's occasionally occur. We currently market via signs, apartments.com, zillow, and FB marketplace.

Role type:

1099 contract - marketing and leasing. This is a commission-only engagement based on agreed performance metrics (leases signed, renewals). Desired availability Mon-Sat 9am-6pm) What we're looking for: An experienced leasing professional with CALP training who has worked in structured leasing environments and can bring that playbook and experience to a small portfolio.

Duties:

Needing our leasing to be tight from A-Z(call to lease). Leasing units as fast as possible with good residents. Renewal plans created and executed (renewals done 60 days prior to each move out). All marketing will be paid by mangement. All calls, texts, listings, leases will need to be created and answered in our platforms (follow up boss, apartments.com, Zillow, facebook, Buildium, Tenant Turner, pdffiller). Listing created per unit on each platform. Market surveys run on each property per week. Weekly reporting exported and sent to management.

Expectation:

abide by management's leasing criteria. All lease pricing must be approved by management. Leasing guideance/pricing is primarily directly from your feedback from leads and market research. Authorization to sign leases is only granted by management.

Ideal background:

CALP designation or completion of CALP coursework through NAA or local affiliate. 3-5+ years of multifamily leasing experience with strong closing and retention performance and with strong exposure to B/C‑class assets. Familiar with Buildium Property management software. Experience working in communities with clear leasing processes and metrics. Strong written communication skills and comfort building templates/scripts. Up to date and strong familiarity with fair housing laws Agent license Engagement details: Long term

Now:

Remote work (in person tours not required, lockbox management handled by management)

Compensation:

1st month's rent, $100 per renewal.

Performance:

Missed calls and delayed texts are analyzed on a reoccuring basis. Move out's that occur within 3 months of newly leased will need to be leased again without comission.

Growth:

We are looking for someone we can grow with long term and transition into a regional leasing manager or full time leasing agent.
