You prospect. You follow up. You win the client. You handle the showings, negotiations, inspections, problems, and closing. Then the deal closes, and a share of it goes to your broker.

WNY Metro Roberts Realty is a locally owned Western New York brokerage built for agents who want better economics without giving up the offices, people, and support that keep a business running. All agents cap at $10,000 in company dollars, and there's no monthly office fees. Who we're looking for Full-time and part-time agents are both welcome. Our focus is on experienced agents who are already closing deals and have begun to wonder whether their current brokerage still makes financial sense. We also bring on newer agents who want structured training and a mentor rather than a login and good luck. You'll keep building your own client base and your own business, with access to our offices, staff, technology, marketing, and training.
A good fit looks like:
An active license, or licensing classes nearly finished and the state exam coming up Willingness to prospect, follow up, and work with buyers and sellers Interest in controlling what you pay your brokerage Value on physical offices, in-house staff and people who pick up the phone Curiosity about earning outside traditional sales commissions Compensation This is a commission-based position. $10,000 company-dollar cap After you cap: 100% commission, with a $299 fee charged only in months you have a transaction. No transaction, no fee. No monthly brokerage fee. E&O and BoldTrail included. Newer agents with limited production may start at a lower commission while building up Moving mid-year? Ask about our prorated cap. We can credit the company dollars you've already paid your current broker instead of starting you at zero.
Real Share:
refer an agent who joins, and you earn $100 per transaction on their first 10 transactions. That comes off your own effective cap. Accounting processes commissions four times a week, and we don't wait for the check to clear before paying you. What you get Eleven offices across Western New York, with administrative support throughout the network In-house digital marketing and video, including three videographers In-house ''For Sale sign ''installation BoldTrail, brokerage technology and an internal intranet Lead sources including the brokerage website, Realtor.com, Zillow, Zillow Showcase, OpCity, BoldTrail and Mainstream Funding Commission advances, mortgage resources, private lending, appraisal and auction services Company events, recognition and time with other agents Training and support You shouldn't have to assemble your business from six different vendors. Metro Roberts built most of it in-house. Onboarding handles licensing, paperwork, marketing, technology, and admin setup as a single process, with hands-on orientation to BoldTrail and our internal systems. Admin staff helps with listing entries, commission statements, and the paperwork that eats up your afternoons. Newer agents complete a required training program that runs about three months and work with a mentor through their first three transactions. We pay the mentor, so nothing comes out of your commission on those deals. Want to own real estate, not just sell it? Metro Roberts runs a house-buying division and investor education for agents who want to buy and flip. Refer a qualifying property to the division, and you earn $3,000. Agents can also join the local investor club we support. Office locations South Buffalo, Tonawanda, Hamburg, West Seneca, Lancaster, Lockport, Williamsville, Orchard Park, Warsaw, Elmwood and Derby.
