This is one position with two sides, and most of your time will go to real estate sales. Part 1: Real estate sales assistance for Sara Darby Real Estate (about 75%) You'll support Sara Darby Real Estate, part of The Gillespie Group at Carolina One Properties. I stay heavily involved as the main point of contact for clients, and you'll be the person who keeps everything moving.
This work includes:
Sending buyer agency agreements after buyer consultations Going on listing appointments Conducting property showings for buyers Coordinating appointments, inspections and closings Following up with leads and prospective clients Entering new listings and setting buyers up on new searches Setting up new clients in my systems Managing my Moving to Wilmington Facebook group: accepting new members, messaging them and making posts Creating and scheduling social media content Managing my email schedule, which goes out three times a week Part 2: Property management for Coast and Capital Management (about 25%) You'll help support a growing portfolio of long-term and short-term rentals across greater Wilmington and the beaches.
This work includes:
Setting up new rental listings on Zillow, Avail, our website and Facebook Marketplace Scheduling and conducting rental showings Answering prospective tenants and rental inquiries Sending applications and helping applicants through the process How your week is divided: About 75% of your time will go to real estate sales and 25% to property management. What an honest day looks like: You might send out buyer agency agreements after this morning's buyer consultations, join me on a listing appointment, then head out for a few showings. In between, you'll approve new members in the Moving to Wilmington Facebook group, send them a welcome message and put up a post. You'll get this week's email out, enter a new listing and set a buyer up on a fresh search. Then you'll switch over to property management: posting a new rental on Zillow, Avail, our website and Facebook Marketplace, and running a rental showing before the end of the day. Requirements:
An active North Carolina real estate license on your first day. Everything else I can teach you. Experience in real estate or property management is preferred but not required. A reliable vehicle and a willingness to travel locally to showings and properties.
Schedule and location:
Either five days a week, 9 a.m. to 5 p.m., or four days a week plus one weekend day. The position is technically remote, but you'll spend a fair amount of time in your car moving between showings, walkthroughs and other errands. Some errands are personal ones for me, like dropping supplies and inventory off at properties, mailing returns and general admin tasks.
Compensation and growth:
The base salary is $40,000, plus commission and bonus opportunities for each transaction that closes. This position has real room to grow. If you want to, you can take on more responsibility on the property management side over time. I'm asking for a minimum one-year commitment, and I'm hoping to find someone who stays much longer than that. If your plan is to use this role as a short stepping stone to becoming an agent on your own, this probably isn't the right fit. I'm looking for someone who wants to grow with me on both the real estate and property management sides of the business.
