Job Description

Greenfield Waters on Worth Avenue on Palm Beach Island is seeking an experienced and entrepreneurial real estate professional to recruit, develop and lead a productive team of agents throughout Palm Beach County. This is an opportunity for a producing Realtor who wants to build something meaningful within an established boutique brokerage. The right person will be capable of attracting serious agents, recognizing genuine talent, developing new business and creating a culture of measurable production and accountability. This is a 1099 independent-contractor position. There is no salary or draw. Compensation is based entirely upon the Team Leader's personal production and the closed production of the team.
COMPENSATION
The Team Leader will receive: An 80% commission split on personally generated transactions, subject to the applicable independent-contractor agreement. A 25% override of the brokerage's company dollar generated by agents assigned to the team. Using an 80/20 agent split and an average 2.5% commission: $20 million in annual team sales produces an estimated $25,000 leadership override. $30 million produces an estimated $37,500 leadership override. $40 million produces an estimated $50,000 leadership override. ADDITION
to the Team Leader's personal real estate transaction commissions . Actual compensation depends upon all closed transactions, commission rates, team composition and individual and team performance.
THE OPPORTUNITY
The Team Leader will be responsible for building a team of approximately 10 productive agents, each working toward an average of at least $4 million in annual closed sales. Because many newly affiliated agents may not become meaningfully productive with revenue projections, the recruiting objective is approximately two qualified new agents per month, producing a net gain of approximately one activated and developing agent per month after normal attrition. This is a hands on business building opportunity for someone who can recruit agents, earn their confidence, help them generate business and create measurable results.
FIRST 12 MONTH PERFORMANCE EXPECTATIONS
Recruit and onboard the first qualified agent within the initial 30 days. Thereafter, average approximately two qualified newly affiliated agents per month, measured quarterly. Produce a net increase of approximately one activated and developing agent per month after attrition. Build and retain approximately 10 productive or demonstrably developing agents by the end of the first year. Establish a documented recruiting pipeline, onboarding program and agent development process. Work toward approximately $20 million in first year team sales, recognizing that agents will join and develop throughout the year. Create sufficient listings, buyer relationships, pending transactions and business pipeline to support the second-year production requirement.
ONGOING PRODUCTION EXPECTATIONS
Second year: Minimum team objective of $40 million in closed annual sales.
Third year and thereafter:
Annual production objective increases by approximately 10% per year. Maintain consistent recruiting activity to replace attrition and support continued growth. Develop agents toward individual annual production of at least $4 million. Performance will be evaluated based upon recruiting quality, completed onboarding, agent activation, retention, closed and pending production, team engagement and execution of leadership responsibilities. Merely affiliating inactive licensees will not satisfy the recruiting or team-development expectations.
RESPONSIBILITIES
Identify, recruit and retain qualified real estate agents. Distinguish serious professionals from individuals treating real estate as an occasional side business. Lead the onboarding and early development of new team members. Conduct regular team meetings, sales training and individual performance discussions. Help agents improve prospecting, lead conversion, listing presentations, negotiation and transaction management. Establish measurable business plans and production goals with team members. Review agent pipelines and identify obstacles affecting production. Maintain accurate recruiting, onboarding and performance records. Promote a professional, collaborative and accountable culture. Elevate contractual, legal, ethical and compliance matters to the Managing Broker. Continue developing personal listings, clients and transactions.
QUALIFICATIONS
Active Florida real estate license in good standing. Demonstrated history of personal real estate production. Experience recruiting, coaching, mentoring or leading real estate agents. Strong knowledge of the Palm Beach County residential market. Ability to inspire agents while maintaining meaningful performance standards. Strong communication, sales, recruiting and organizational abilities. Comfortable working independently and being compensated entirely through production. Professional judgment and a commitment to ethical real estate practices. Existing relationships with productive or growth-oriented agents are highly desirable.
