A Leasing Consultant works within the rental office of an apartment complex or residential community. Responsible for sales and marketing of rental properties and dealing with maintenance requests and customer service needs of existing tenants.

Explain details of the lease terms and fees, tenant insurance, gate access hours and procedures, office hours and other relative information as instructed by the company. Finalize any online rentals or reservations the facility receives in a timely manner. Accept and process rental payments daily as instructed by the company. Send "thank you letters" to new tenants as directed by the company. Do a daily close for each facility daily and send reports. Review, gather and maintain current information on all customer accounts. Review past due accounts daily, make collection attempts 2-3 times per week, in accordance with company policy, or as often as necessary to maintain collection goals. Maintain all facility records including customer leases, insurance addendums, account ledgers, notes, allowances, all other rental documents, and various reports according to company policy. Assist your supervisor with auctions in accordance with company policies and the Texas Property Code Section 59 for Texas facilities, Article 21.5, for Colorado facilities and Title 29, Lien 29.7-101. North Carolina should follow Article 4, 44A-40 thru 49. Arkansas should follow Title 18 Subtitle 2 Chapter 16 Subchapter 4. Send emails or texts to new rentals and move outs asking them to leave a review online. Create, present, and maintain a professional image of the entire operation and company. Follow instructions regarding operating procedures and other instructions as given from time to time Communicate with your supervisor regarding units that need to be checked for move outs, overlocks and reverse over locks, and property maintenance that needs to be addressed.
