JR Acquisitions Specialist CLE Home Pros Cleveland, OH Job Details Full-time 2 hours ago Qualifications Teamwork Microsoft Excel Data analysis skills English Bachelor's degree Attention to detail Full Job Description Follow Up Specialist Right Price Home Buyers About the Role Right Price Home Buyers acquires properties directly from motivated sellers — people dealing with foreclosure, divorce, inherited properties, and financial distress. We are a real estate wholesaling operation and the acquisitions team is the engine of the business. The Follow Up Specialist is the first voice every seller lead hears. This is a qualification and handoff role — not a closing role. You will make contact with seller leads, run a structured qualification call, and pass qualified leads to our Acquisition Manager. Every deal this company closes starts with a conversation you had. What You'll Do Make outbound calls and receive inbound calls on seller leads Run a structured setter call (2-6 minutes) on every lead using a defined methodology Qualify leads using the UMBC framework: Urgency, Motivation, Ballpark price, and Condition Pass qualified leads to the Acquisition Manager via live transfer or scheduled callback Manage the lead pipeline — follow up consistently and keep leads from going cold Own the CRM — log every call in real time in REsimpli (outcome, motivation, price expectation, callbacks). You are not just a user of the system — the whole pipeline depends on you keeping it current and accurate Participate in daily huddles and coaching sessions What Makes This Role Different We run the Results Driven methodology , developed by Tiffany and Josh High. Sales is treated as a science, not an art. Every critical moment on the setter call has a script and a reason for being structured the way it is. Your job is to execute the methodology — not improvise around it. Your calls get reviewed. You will receive specific written feedback on exactly where you missed and what the correct behavior looks like. External Results Driven coaches also review team calls weekly. This is one of the best environments available for someone who wants to get genuinely skilled at phone qualification — but only if you are open to being coached. What to Expect Calling hours matter. Seller availability drives our schedule. Availability and responsiveness during active calling hours are non-negotiable — leads go cold fast and live transfers require you to be present when the moment happens. KPIs are tracked daily and visible to the team — dials, conversations, and passes. There is nowhere to hide, and that's by design. The calls are emotionally demanding. You will be the first voice distressed sellers hear — people in foreclosure, going through divorce, dealing with loss. Composure and consistency on every call is a baseline requirement. We are still building. Processes are being refined. If you need a fully established machine to operate in, you will be frustrated here. The people who thrive are the ones who can execute a proven methodology while things around them are still being developed. Who Thrives Here Coachable — you take feedback seriously and change your behavior based on it Process-oriented — you execute a defined system precisely rather than improvising Disciplined — you maintain consistency and follow-through even on difficult days Reliable — you are present, reachable, and responsive during calling hours Composed — you stay warm and structured even in emotionally charged conversations Comfortable with volume — high-activity phone environments do not wear on you What We're Not Looking For People who come in thinking they already know how to run a call and resist being told there is a right way to do it. People who see CRM logging as admin work that gets in the way of calling. People who go quiet between calls or have hard gaps during calling hours. People who take feedback personally. Prior Experience Phone experience, appointment setting, or admin background is a plus but not required. Sales experience specifically is not a requirement — coachability and process orientation matter more. If you are familiar with the Results Driven methodology, say so in your application.
