Oversee due diligence, feasibility analysis, value engineering, and entitlement budgeting for all active and prospective projects, ensuring alignment with financial and operational goals. Direct cross-functional collaboration with Land Acquisition, Development, Legal, and Operations teams to ensure seamless project transitions and alignment with master plan objectives. Serve as the primary liaison with municipalities, regulatory agencies, and community stakeholders, advocating for project approvals and resolving entitlement challenges. Review and negotiate Purchase Agreements and joint development agreements, ensuring entitlement-related terms are clearly defined and executed. Manage and mentor a team of planning and entitlement professionals, fostering a culture of accountability, innovation, and professional growth. Oversee compliance with all permitting and regulatory documentation, including SWPPP, NOI, NOT, and other jurisdictional requirements. Lead HOA strategy and governance activities for assigned communities, ensuring alignment with long-term operational and community goals. Monitor regional planning trends, zoning changes, and policy developments to proactively position the company for future growth opportunities. Perform other duties as assigned. Career Level (M4)
