Job Description

Job Purpose:
- The Director of Development - Land Acquisition at
IDEAL HOMES OF NORMAN LP
is responsible for leading and managing the land acquisition process to support the company's growth strategy. This role involves identifying, evaluating, and securing land opportunities that align with the company's development goals. The Director will work closely with cross-functional teams to ensure that land acquisitions are strategically sound and financially viable, contributing to the overall success and expansion of
IDEAL HOMES OF NORMAN LP.
Key Responsibilities:
Lead the land acquisition process from inception to completion, ensuring alignment with the company's strategic objectives. Identify and evaluate potential land acquisition opportunities through market research, networking, and collaboration with real estate professionals. Conduct thorough due diligence on prospective land acquisitions, including financial analysis, zoning, and environmental assessments. Negotiate terms and conditions of land purchase agreements, ensuring favorable outcomes for the company. Develop and maintain strong relationships with landowners, brokers, developers, and other stakeholders. Collaborate with internal teams, including finance, legal, and development, to assess the feasibility and profitability of land acquisitions. Prepare and present detailed reports and recommendations to senior management and stakeholders regarding potential land acquisitions. Monitor industry trends, regulatory changes, and market dynamics to inform land acquisition strategies. Oversee the management of acquired land assets, ensuring compliance with all regulatory requirements and company standards. Provide leadership and guidance to the land acquisition team, fostering a culture of excellence and continuous improvement.
Required Education:
Bachelor's degree in Real Estate, Business Administration, Urban Planning, or a related field.
Required Experience:
Minimum of 10 years of experience in land acquisition and development within the real estate industry. Proven track record of successful negotiation and closing of land acquisition deals. Experience in managing large-scale residential or commercial development projects. Demonstrated leadership experience in directing cross-functional teams.
Required Skills and Abilities:
Strong analytical skills to assess potential land acquisition opportunities and market trends. Excellent negotiation and communication skills to interact effectively with stakeholders, including landowners, developers, and government officials. Ability to develop and implement strategic plans for land acquisition and development. Proficiency in project management software and tools. Knowledge of local zoning laws, regulations, and environmental considerations. Ability to work under pressure and meet tight deadlines while maintaining attention to detail.
