The Oaks of Clearwater is seeking a results-driven, census-focused Sales Strategist to drive occupancy across our Independent Living, Assisted Living, and Memory Care neighborhoods. This role is built for a high-performing closer who operates with urgency, understands the importance of speed-to-lead, and takes ownership of the entire sales cycle—from first inquiry to move-in. Working under the direction of the Sales & Marketing Director, this individual will play a key role in strengthening lead conversion, building referral pipelines, and achieving occupancy goals. Position Overview This position is responsible for driving census growth and maintaining strong occupancy levels through proactive lead management, relationship building, and closing excellence. This role partners closely with the sales and marketing team to ensure consistent follow-up, effective CRM utilization, and a seamless move-in experience for new residents. Key Responsibilities Drive occupancy growth and census development across Independent Living, Assisted Living, and Memory Care Maintain rapid speed-to-lead response times on all inquiries (calls, emails, and web leads) Manage the full sales cycle: lead intake, tours, follow-up, closing, and move-in coordination Utilize and maintain accurate data in the CRM to track leads, activities, and performance Collaborate with the Sales & Marketing Director and team to optimize lead conversion strategies Actively generate and nurture referral relationships (hospitals, rehab centers, physicians, case managers, and local partners) Conduct personalized, high-impact community tours that create urgency and drive decision-making Coordinate and facilitate smooth, timely move-ins with operations and clinical teams Leverage recent community renovations and upgraded amenities to differentiate from competitors and increase close ratios Consistently meet and exceed sales goals, move-in targets, and occupancy benchmarks Participate in outreach, events, and networking efforts to increase visibility and lead generation Why This Role Stands Out Recently renovated community with major upgrades, including: Brand new lobby and common areas Updated waterfront dining room offering a unique resident experience Fresh interior paint and new hallway flooring throughout Newly developed Memory Care "neighborhood" designed to enhance engagement and quality of life Full continuum campus with Independent Living, Assisted Living, and Memory Care Strong opportunity to drive occupancy in a repositioned, growth-focused community Leadership focused on performance, accountability, and results Qualifications & Expectations 2+ years of experience in senior living, healthcare, or consultative sales Proven track record of meeting or exceeding occupancy and revenue goals Strong understanding of IL, AL, and Memory Care sales processes Highly responsive with a strong sense of urgency and accountability Experience using a CRM system to manage pipeline and performance Skilled in relationship building, needs-based selling, and closing Knowledge of Florida senior living regulations and industry standards preferred Professional, polished, and able to represent the community at a high level Performance Expectations Consistent speed-to-lead execution and follow-up discipline Strong lead-to-tour and tour-to-move-in conversion ratios Achievement of monthly and quarterly occupancy goals Active contribution to a high-performance, team-oriented sales culture Compensation & Incentives Competitive base salary (commensurate with experience) Sales incentives tied directly to move-ins and individual performance Census-based bonuses aligned with overall community occupancy goals Uncapped earning potential - top performers are not limited in what they can achieve Comprehensive benefits package including health, PTO, and additional offerings Who This Role Is For This role is ideal for a driven sales professional who thrives in a performance-based environment, takes initiative, and is motivated by both impact and income potential.
