About The Role We are seeking an accomplished research leader to direct one of CBRE's Field Research Hubs spanning multiple Tier 1 markets.
The successful individual will be:
Change Agent for
FR Transformation :
Act as a local champion and driving force for the Field Research Transformation program, translating strategic direction into on-the-ground execution across Hub markets. People Manager for the Hub(s) : Serve as the direct people manager for Field Research staff within the Hub, with accountability for hiring, performance management, compensation, and career development across the team. Research Director - Tier 1
Market:
In addition to Hub leadership responsibilities, serve as the hands-on Research Director for at least one Tier 1 market within the Hub, maintaining direct accountability for market intelligence, data operations, and stakeholder engagement in that market. Position CBRE as the definitive source of CRE market intelligence: delivering actionable insights that drive business development, client engagement, and transaction flow across the region's diverse asset classes.
What You'll Do Business Partnership and Revenue Support:
Serve as a strategic research partner to market leaders and senior brokers, participate in key pitch and pursuit processes, mobilize team resources to address specific client needs, and present market findings in client meetings and presentations to drive revenue growth and deepen client relationships.
Market Intelligence and Data Operations:
Oversee comprehensive market data operation and integrity across the Hub market(s), maintaining CBRE's proprietary database covering availability, vacancy, lease rates, comparables, development pipeline, and tenant occupancy. Ensure delivery of high-quality quarterly Figures reports, market overviews, building stacks and skylines, and bespoke client-facing outputs.
Thought Leadership and Brand Positioning:
Architect differentiated market perspectives and translate complex real estate dynamics into compelling narratives for clients, media, and internal stakeholders. Cultivate relationships with regional business publications and trade organizations to amplify the CBRE brand and establish CBRE as the leading authority on commercial real estate across the Hub.
Cross-Functional Collaboration :
Orchestrate strategic alignment between local research outputs and national research initiatives, collaborating with national Americas Research leadership, Forecasting, and Sales Management to ensure Hub perspectives are integrated into national thought leadership products and proprietary data platforms.
People Leadership and Team Development :
Lead, mentor, and develop the Hub research team, overseeing hiring, performance management, budgeting, and task delegation. Foster a high-performance culture focused on analytical excellence, professional development, and collaborative engagement with the broader CBRE business.
Stakeholder Engagement :
Regularly convene with Hub market leaders, key brokers, and cross-functional teams to gather feedback, align research priorities with business objectives, and identify opportunities to strengthen CBRE's research value proposition across the region.
Key Performance Indicators Business Leader Rapport:
Establish and maintain strong working relationships with all local business leaders, achieving recognition as a key strategic partner to the business - evidenced through active inclusion in leadership forums, pitch processes, and strategic planning.
Communicate Field Research Future State:
Clearly and consistently articulate the Field Research Transformation vision and roadmap to all local stakeholders, ensuring understanding, alignment, and buy-in across the Hub.
Execute Team Restructure:
Successfully deliver the planned restructuring of the Hub research team within agreed timelines, ensuring continuity of output and clear accountability across the reorganized structure.
Drive Change Management :
Champion the Field Research Transformation at the local level, proactively managing resistance, accelerating adoption, and serving as the primary escalation point for transformation-related challenges within the Hub.
Tech-First Data Management:
Fully adopt and embed all national technology-first data management initiatives within the Hub, ensuring compliance with platform standards and driving team proficiency across new tools and workflows.
Upskill Local Teams:
Develop and implement a targeted capability-building plan for Hub research staff, addressing identified skills gaps and preparing the team for evolving data, technology, and analytical requirements.
National Standards Compliance:
Ensure all local research outputs consistently adhere to national quality and formatting standards, participating in national review processes and closing identified gaps in a timely manner.
