Job Description

Overview We are seeking an experienced Controls Programmer to join our Building Automation team. This position is responsible for programming, integrating, commissioning, and troubleshooting Building Automation Systems (BAS) for commercial HVAC applications. The ideal candidate will have strong hands-on experience with Honeywell Optimizer controls and Niagara 4 (N4), including Honeywell WEBs-N4 / Niagara Workbench. Current Niagara 4 certification is strongly preferred, along with proven experience developing, commissioning, and troubleshooting control logic for complex HVAC systems. The Controls Programmer will work closely with project managers, engineers, controls technicians, and customers to develop, implement, and optimize control strategies that maximize system performance, energy efficiency, and occupant comfort. Candidates with experience building reusable programming standards, graphics, alarms, trends, and integration databases will be especially valuable. Experience with Distech Controls and Johnson Controls systems is a plus. Duties Program, configure, commission, and troubleshoot Building Automation Systems (BAS) for commercial HVAC applications. Program, configure, download, commission, and troubleshoot Honeywell Optimizer controllers and associated I/O for AHUs, RTUs, VAVs, central plants, and other HVAC equipment. Develop and support Niagara 4 / Honeywell WEBs-N4 applications, including JACE and Supervisor stations, graphics, histories/trends, alarms, schedules, point databases, and operator interfaces. Configure system graphics, alarms, trends, and operator interfaces. Configure and troubleshoot BACnet/IP, BACnet MS/TP, Modbus, and third-party integrations, including point mapping and network communications. Review project drawings, specifications, and sequences of operation to develop and modify control logic and programming solutions. Perform system startup, point-to-point verification, functional testing, and commissioning. Troubleshoot programming, controller, communication, and system integration issues. Interpret mechanical drawings, electrical schematics, wiring diagrams, and control documentation. Collaborate with project managers, engineers, controls technicians, and customers throughout all phases of a project. Maintain accurate programming documentation, controller and station backups, database records, and project files. Ensure all programming and commissioning activities comply with project specifications, company standards, and applicable codes. Coordinate with customers, contractors, and project teams to support successful project execution. Requirements Minimum of 3-5 years of experience programming Building Automation Systems (BAS) or Direct Digital Controls (DDC). Hands-on experience programming, configuring, and commissioning Honeywell Optimizer controls or comparable Honeywell DDC platforms. Current Niagara 4 (N4) certification is strongly preferred; demonstrated hands-on Niagara 4 programming experience may be considered in lieu of certification. Proficiency with Niagara Workbench / Honeywell WEBs-N4, including station setup, drivers, point discovery, histories, alarms, schedules, graphics, and backups. Strong knowledge of commercial HVAC systems, including air handling units (AHUs), rooftop units (RTUs), variable air volume (VAV) systems, chillers, boilers, and related equipment. Experience developing and modifying control sequences for HVAC systems from written sequences of operation. Working knowledge of BAS communication protocols, including BACnet/IP, BACnet MS/TP, Modbus, and IP networking. Ability to read and interpret mechanical plans, electrical schematics, wiring diagrams, and control drawings. Strong troubleshooting, analytical, and problem-solving skills with the ability to work independently through startup and commissioning. Excellent written and verbal communication skills. Ability to manage multiple projects while meeting deadlines. Preferred Experience & Certifications Advanced experience programming and commissioning Honeywell Optimizer Building Automation Systems. Current Niagara 4 (N4) certification and experience with Honeywell WEBs-N4 / Niagara Workbench. Experience engineering, programming, and commissioning Niagara JACE and Supervisor applications. Experience creating reusable Honeywell/Niagara programming standards, templates, graphics, alarm strategies, and trend/history standards. Experience integrating third-party systems and devices into BAS platforms using BACnet and Modbus. Experience programming Distech Controls systems. Experience with Johnson Controls Building Automation Systems. Pay:
$40.00 - $60.00 per hour Expected hours: 40.0 per week
