Job Description

Peoples' Self-Help Housing (PSHH) is looking to hire a motivated Maintenance Technician to support property sites in the Arroyo Grande/5 Cities area, located on the beautiful California Central Coast. With a mission to build affordable homes, with site-based services that offer opportunities to change lives and strengthen communities, Peoples' Self-Help Housing is the largest nonprofit developer on California's Central Coast. We serve low income working families, farmworkers, seniors and veterans and provide welcoming environments for those living with disabilities and for the formerly homeless. Along with building and managing beautiful and accessible neighborhoods in San Luis Obispo, Santa Barbara and Ventura Counties, we offer a broad array of programs to promote health, education and connections to community-based resources. This is a temporary assignment anticipated to last 4-6 months, intended to provide coverage during a leave of absence. The duration may be adjusted based on operational needs and project requirements. This is a full-time position (40 hours/week). Responsibilities Walk interior and exterior sidewalks on a daily basis, removing debris and trash, washing the sidewalks/curbs/gutters as needed, and checking fencing for any required repairs. Clean, paint and repair vacant units within five days following move-outs, or schedule and outside vendor to do so as needed in coordination with the Maintenance Supervisor. Notify gardening staff or outside service of any damage to landscaping or sprinkler systems. Review all work orders on a daily basis through the Yardi system, and make repairs for tenant after notification of entry if the repair does not require an outside vendor. Determine if any items requiring repair is under warranty or if the tenant is at fault, and contact the manufacturer or contractor for repairs if under warranty. Order necessary parts, appliances, etc. Complete periodic inspections of units in coordination with the Regional Facilities Manager. Be present at move-out inspections. Prepare inspection reports as requested. Provide preventative maintenance to plumbing, HVAC, electrical systems, fire extinguishers, playground equipment, etc. Notify the Property Manager of any tenant violations. Clean dumpster areas and make sure the gates are closed when not in active use. Ensure that rain gutters are free of debris. Repair washers and dryers as needed, or notify the Property Manager to contact an outside repair vendor. Repair and change locks as needed, and manage tenant lockouts. Unlock and lock the driveway gates per the approved schedule, for sites with security gates. Work within the approved budget for each site in coordination with the Maintenance Supervisor and Regional Facilities Manager. Other tasks as assigned. Basic construction knowledge. Microsoft Office and general computer use proficiency highly desired. Minimum of 1 year maintenance or construction experience required. Yardi or similar work order software experience highly desired. Valid CA driver's license, proof of auto insurance and access to a reliable vehicle. Ability to lift up to 50 pounds, stand and walk 7-8 hours daily, bend, squat, reach. General physical exam required following receipt of contingent offer and before start date.
