Summary of Position As part of the ARTISAN maintenance team, the Maintenance Groundskeeper plays an important role in maintaining the cleanliness, curb appeal, and overall appearance of the community while supporting the maintenance team with day-to-day operations. This entry level position is ideal for someone looking to grow a career in multifamily maintenance and property management. The Maintenance Porter helps create a clean, safe, and welcoming environment for residents, guests, and team members through strong attention to detail, teamwork, and excellent customer service. Principal Accountabilities Perform all work in accordance with ARTISAN policies and procedures, as well as all relevant federal, state, and local laws, including Fair Housing, ADA, and FCRA requirements. Maintain the cleanliness and appearance of the community, including grounds, amenities, common areas, breezeways, hallways, parking lots, and dumpster areas. Assist with apartment make readies, unit turns, trash outs, and general preparation of vacant apartments. Support the maintenance team with light maintenance tasks, including painting, touch up work, basic repairs, furniture assembly, and preventative maintenance activities. Assist with groundskeeping responsibilities, including trash pickup, snow removal, salting, leaf removal, and general exterior upkeep. Monitor the property for safety hazards, maintenance concerns, and curb appeal issues and report findings to the maintenance team or management. Assist with pool area cleanliness, furniture setup, and basic pool support duties where applicable. Deliver notices, supplies, tools, and materials throughout the property as needed. Maintain organization and cleanliness of maintenance shops, storage areas, and equipment. Provide excellent customer service to residents and team members while representing ARTISAN professionally. Participate in required ARTISAN training and development programs. Other duties as assigned. Physical Demands of the Position This role requires frequent standing, walking, bending, climbing stairs, lifting, pushing, pulling, and working outdoors in various weather conditions. Candidates should be comfortable using basic hand tools, operating maintenance equipment, and performing physically active work throughout the day. The ability to lift and carry up to 50 pounds is required. Requirements High school diploma or equivalent preferred. Previous porter, janitorial, groundskeeping, warehouse, labor, or maintenance experience preferred but not required. Basic knowledge of maintenance tools and general repair practices preferred. Strong work ethic with the ability to work independently and as part of a team. Ability to prioritize tasks and maintain attention to detail in a fast paced environment. Strong customer service and communication skills. Ability to work outdoors in varying weather conditions. Valid driver's license and reliable transportation preferred. Basic computer or smartphone proficiency preferred.
