About the Opportunity Livingston Builders, Inc. is a boutique residential general contractor with 32 years of experience delivering highly customized luxury construction throughout Palm Beach, New York City, Connecticut, Long Island, and the Hamptons. Our work spans intricate historic renovations, high-end interior projects, and design-build ground-up estates. We collaborate with leading architects, designers, and craftspeople, and take great pride in the quality of our work and the relationships we build with clients, partners, and one another. This role is employed by Livingston Builders Inc. and will work closely with our affiliated architectural teams and outside design consultants throughout the project lifecycle. We are a small, highly collaborative team offering direct exposure to the firm's Principals and meaningful opportunities for professional growth. This is a fully in-office position based in our Midtown Manhattan office. What to Expect This role is ideal for an architect or architectural professional who is passionate about detailing—traditional and contemporary—and eager to be involved in both design coordination and construction management. You will support projects from early concept through completion, working closely with Livingston Builders' Principals, affiliated architectural teams, design consultants, subcontractors, inspectors, and project teams.
Responsibilities may include:
Coordinating with affiliated architectural teams, architects, designers, engineers, consultants, and subcontractors Supporting construction management, budgeting, scheduling, and project compliance Assisting with architectural schedules, budget spreadsheets, and project timelines Reviewing construction sequencing, documentation, and site conditions Participating in project meetings and active site visits Supporting projects ranging from detailed interior renovations to large-scale ground-up residences Maintaining Livingston Builders' high standard of client service, organization, and professionalism Projects are located in Palm Beach and the greater New York metropolitan area, including Southern Connecticut, Westchester, the North Shore of Long Island, and the Hamptons. Candidates must be available to travel to project sites approximately 25% of the time. What We're Looking For Minimum 3 years of post-degree architectural experience Minimum 3 years of drafting experience Degree in Architecture; licensure preferred Strong understanding of construction sequencing, scheduling, and building-code requirements Interest in construction administration and working on active job sites Ability to manage multiple priorities across projects at different stages Excellent written and verbal communication skills Strong organizational skills, sound judgment, and professional presentation Ability to anticipate project-team needs and effectively manage up Comfortable working in both office and construction-site environments Availability for travel to projects approximately 25% of the time Technical Skills AutoCAD required Revit experience preferred; BIM experience is helpful but not required Adobe Creative Suite, including Photoshop and InDesign Microsoft Office, particularly Word and Excel Benefits Medical and vision insurance Life insurance 401(k) with company match after one year Paid vacation and standard holidays Parental leave We look forward to reviewing your
