Reeve-Knight Construction is seeking a Preconstruction & Estimating Manager — a single position responsible for both preconstruction leadership and full ownership of project cost estimates — on negotiated commercial projects, including retail, industrial, church/education facilities, assisted living, multi-family, clubhouse/fitness/sports facilities, grocery & restaurants. You will personally manage each project from conceptual budgeting through contract award: building the estimate, leading the client relationship, and driving the bid strategy, while working closely with architects, engineers, support consultants, owners, and subcontractors. This position requires the following skills: Minimum Skills or Experience A minimum of 8 years' experience in general commercial construction, with hands-on responsibility for both estimating and preconstruction management Bachelor's degree in construction management, Civil Engineering, Architecture, or a related field is preferred, but not required. Equivalent practical experience in construction, estimating, or a related field will be considered in lieu of a degree. Proficient in on-screen take-offs similar to PlanSwift The ability to apply unit cost to quantity take-offs accurately Strong understanding of all trades and scopes of work in commercial construction Working knowledge of CSI Master Format divisions and standard estimate organization Ability to read and interpret construction drawings, specifications, and geotechnical/civil reports Must have great communication and problem-solving skills Punctual Strong leadership skills Solid computer skills i.e. Excel, Word, Microsoft project, and Blue beam Strong sense of urgency In office attendance Strong work ethic with a "can do" attitude Valid driver's license and ability to travel to job sites, run job walks with subs, client meetings, and pre-bid meetings as needed Preferred Qualifications Experience with Plan Swift OSHA 10 or 30-Hour certification LEED Green Associate or LEED AP Prior experience owning both the client-facing side of preconstruction (proposals, presentations, design-assist) and the estimate itself, in one role Prior experience mentoring or leading junior estimators or preconstruction staff Job Description Report directly to the Director of Preconstruction and Estimating Lead client presentations and serve as the primary preconstruction point of contact for owners, architects, and consultants Prepare detailed project cost estimates including all trades and general conditions Perform software based detailed quantity take-offs for each trade Solicit, review, and qualify subcontractor and vendor quotes Develop clear scopes of work for subcontractors and work with them for budgeting and contracting purposes Analyze bid documents, drawings, and specifications for completeness Draft and submit RFI's, and track responses through addenda Manage multiple bids and projects at once, meeting all deadlines Establish a bid strategy, with input from estimating staff, to ensure the best value/quality for the client Prepare and present bid-day summaries, cost comparisons, and client proposals Prepare and issue RFP's Lead the development of GMPs, alternates, allowances, and value engineering options Maintain and update historical unit cost data and estimate templates Track and maintain subcontractor bid lists and prequalification records Perform constructability analysis Understand current market conditions and material/labor cost trends Host online meetings (Teams/Zoom or similar) with clients, consultants, and subcontractors Attend job walks and pre-bid meetings Meet with local jurisdictions as needed, and lead or assist in the permitting process Navigate consultant or jurisdiction portals Build relationships with owners, subcontractors, and consultants; network with new and existing clients Identify and resolve complex issues Document and update project details weekly for management review Assist with the transition of estimates to the operations team after award, including scope reviews at project handoff Mentor and provide guidance to junior estimators and preconstruction staff Travel as needed Document control Physical Requirements / Work Environment Primarily an office environment with regular use of a computer and estimating software Periodic travel to active job sites, client meetings, and pre-bid/job walk meetings, including exposure to active construction conditions Ability to review large-format drawings and sit for extended periods during take-offs and bid preparation Compensation & Benefits Salary commensurate with experience [$110,000-$130,000] Health, dental, and vision insurance 401(k) 2 weeks paid vacation Paid holidays 40 hours of sick time off Phone Yearly bonus based on job performance Equal Opportunity Employer Reeve-Knight Construction is an Equal Opportunity Employer.
